As the Global Engineering Services (GESS) Preconstruction Manager, you are responsible for project‑managing building and industrial development including new builds, retrofits, expansions, and program initiatives from site selection through contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established, including timely receipt of building and site permits.

You lead planning, design and pre‑construction projects for new built‑to‑suit industrial buildings, tenant improvements, extensions of existing facilities, and renovation projects. Your key competencies include ensuring that contracted resources deliver work product in support of project durations, permitting, key performance indicators, quality documentation, managing project teams (developers, design engineers, consultants), influencing internal teams (Design Engineering, Amazon Robotics), contract management governance, conceptual estimating, and budget oversight.

Key Job Responsibilities

  • Independently manage difficult, cross‑functional industrial builds from site selection through design completion, permitting and contract execution.
  • Work with internal and external teams including real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers and landlords to secure resources, scope infrastructure builds, set priorities, milestones, and drive delivery to meet deadlines.
  • Drive results through communication, risk weighing, decision making, leadership and influence. Represent project and technical information to diverse audiences.
  • Manage vendor procurement, oversee professional service providers, ensure their skills meet project needs, perform pricing reviews, and negotiate costs with developers, general contractors, and design consultants.
  • Conduct cost estimating, schedule tracking, and forecasting. Identify and solve factors that may impede successful project hand‑over.
  • Implement and manage Amazon’s safety programs and standards with the entire internal and external project team during planning phases.
  • Focus on site selection, scope development, coordination with design teams to develop site plans and floor plans in compliance with design standards and operational requirements.
  • Develop and manage schedules, including design and permitting, and select vendors in partnership with the Transaction team and Developers.
  • Prepare and present project status/risk reports; provide clear, concise summaries for leadership and management teams.
  • Operate independently in the assigned region, interacting with leadership and stakeholders to resolve issues.
  • Interface with authorities having jurisdiction (AHJ) to ensure regulatory compliance and smooth job execution.
  • Adapt to constant change and innovation; think big and solve adaptable solutions for an evolving business.
  • Understand design and construction contracts, related exhibits, and provide detailed analysis and approvals of technical matters and site‑specific deal structures and terms.
  • Review additional reports such as noise, traffic, and environmental studies.
  • Experience with aviation/airport projects preferred.
  • Travel up to 60% within assigned regions; availability to work from a corporate office when not traveling. Candidates should either live near or be willing to relocate within a reasonable commuting distance of the office. Relocation assistance may be provided.

A Day in the Life

Represent GESS in ensuring on‑time, on‑budget execution of Amazon construction projects, strategically improving processes. Daily tasks include construction coordination management, design document development, tracking schedules and budgets, negotiating contract terms, managing site activities, and participating in weekly meetings with architects, owners, and contractors. Lead multiple medium‑ to large‑sized projects, coordinate with cross‑functional teams, provide estimating support, and validate construction documentation.

Basic Qualifications

  • 7+ years of project management, real estate development, architecture/design experience.
  • Bachelor's degree.

Preferred Qualifications

  • Advanced degree, certification or Master’s degree in Architecture, Engineering, Construction Management or Masters of Business.
  • Experience operating within at least two disciplines in construction (General Contracting, Owner’s Representation, Commercial Development, Engineering & Design, etc.).
  • Demonstrated capability in planning, design review & implementation, and project management/control of new structures and enhancement of existing facilities.
  • Experience managing multi‑disciplinary design incorporating industrial automation, robotics, or similar.
  • Knowledge of Building Information Modeling (BIM).
  • Demonstrated success in communicating project requirements to various audiences.
