Maintenance Technician III Purpose The Maintenance Technician III is the lead technician and is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive values. The role assists the Maintenance Supervisor to ensure a safe and secure living environment for residents, visitors, and staff. The technician anticipates, identifies, and corrects all problems involving the property and supports the implementation of procedures to prevent such problems. In the absence of the Maintenance Supervisor, the technician assumes all maintenance responsibilities and upholds a program of preventative maintenance essential for resident satisfaction and investment protection.
Maintenance Technician Job Responsibilities
Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
On-call for emergencies on a rotation with the maintenance team.
Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
Assists Maintenance Supervisor in development and training of subordinate maintenance staff.
Inspects and coordinates all necessary make‑ready repairs and services.
Changes locks and makes keys.
Assists in keeping grounds neat and free of litter.
Moves heavy appliances and equipment from storage areas to apartments as needed; assists with removal of abandoned furniture to dumpsters.
Maintains adequate inventory of spare parts and maintenance materials.
Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
Contributes to a positive team environment and resident satisfaction.
Maintenance Technician Qualifications
Prior maintenance experience in property management preferred, but not required.
Proficient in unit turns and appliance repair is a plus.
Excellent customer service and communication skills.
Strong team player.
Willingness to learn and take initiative on tasks and projects.
Weekends may be required.
Must have a valid driver's license and automobile insurance coverage.
Should supply own tools.
Physical Requirements
Ability to stand and walk or sit alternately; 50% feet, 50% desk.
Constant need to type, write, and grasp while working at a computer and answering phones.
Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder.
Ability to lift/move/push/pull up to 150 lbs on occasion; frequent need for 25‑75 lbs; be on feet majority of day.
