Salary:
$35 to $38 per hour Schedule:
Monday‑Friday | 8am‑5pm Benefits

We’re looking for a talented maintenance supervisor responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and all local, state, and federal regulations. The role also involves financial responsibilities related to the property budget and risk‑management program. Responsibilities
Work with the maintenance team to ensure daily maintenance tasks, service requests, and unit make‑ready standards are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices while maintaining a professional demeanor. Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Conduct proactive preventative maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator). Ensure work‑order system accuracy and timely completion of orders to company standards and resident satisfaction. Conduct daily inspection of property grounds, buildings, and common areas to maintain safety and cleanliness standards. Assist with property emergencies (snow, inclement weather, fires, floods) and support after‑hours maintenance assignments. Promptly communicate with the maintenance supervisor and property manager regarding all maintenance issues. Promote safety and risk management in accordance with all applicable rules and regulations. Mentor the maintenance team and maintain a professional demeanor and appearance. Administer the company risk management program. Complete special projects as assigned and maintain compliance with company, ownership, state, and federal policies. Maintain maintenance costs within the allotted property budget and provide input for future budgets. Education and Experience
High school diploma or equivalent is required. At least three years of experience in property management or a directly related field. Possess general maintenance and carpentry skills. Skills and Requirements
Valid driver’s license, clean driving record, and current auto insurance required. Ability to read, write, and understand English. General office equipment proficiency (telephone, fax, printer, copier, key‑track system). Excellent customer service and interpersonal skills. Strong organizational and time‑management skills. Ability to multitask and perform basic mathematical functions. Ability to defuse situations with angry or difficult people. Ability to maintain confidentiality. Professional appearance and compliance with uniform policy. Compliance with all safety requirements.
