Electrical Foreman – Leisure World of Maryland Corporation
Job Title: Electrical Foreman. Full‑time, 40 hours per week. Salary: $75,000 – $90,000 per year based on skills and experience. Schedule: Monday–Thursday, 8:00 am – 4:30 pm. Benefits: Medical, Dental, Vision, Life, LTD and 401(k).
Leisure World of Maryland Corporation (LWMC) is a private, restricted community located in Silver Spring, MD. All work will be performed on the LWMC property at Leisure World of Maryland.
ESSENTIAL FUNCTIONS & BASIC DUTIES
Supervise and participate in the inspection, repair, installation, modification, and maintenance of electrical wiring, systems, circuits, fixtures, and equipment within the community.
Plan, schedule, and assign work to ensure proper distribution of workload and adequate staffing.
Accurately estimate project costs, including labor, materials, equipment, and other expenses to keep projects on budget and on time.
Prepare progress reports and analyses, documenting trends and providing recommendations as requested.
Establish or assist in establishing preventive maintenance programs for electrical wiring and systems.
Provide training and instruction to personnel on electrical installation, repair, and maintenance to ensure acceptable performance.
Perform personnel management functions: interview applicants, maintain position descriptions, schedule and approve time‑off, conduct performance evaluations, and recommend merit increases. Prepare time cards for payroll submission.
Make personnel recommendations (hiring, promotion, disciplinary action, termination) and approve time‑off requests.
Maintain cleanliness, maintenance, and inspection of all departmental vehicles.
Ensure sufficient materials and supplies for the electrical department.
Respond to complaints from the cost center for work performed.
Control department expenses within the assigned budget.
Ensure safety procedures are followed, including proper use of protective gear.
Review blueprints, schematics, and drawings to assess material and equipment needs.
Identify required tools and special equipment for jobs.
Diagnose and resolve problems in electrical circuits, systems, and equipment using testing instruments.
Inspect electrical systems and recommend preventive maintenance as necessary.
Install and repair wiring, fixtures, power equipment, and components of machinery and equipment per code, manuals, and blueprints.
Install and repair control distribution apparatus (motors, relays, switches, thermostats, breakers, panels).
Connect power supply wiring, cables, conduit, and apparatus for machines and equipment based on diagrams and schematics.
Test continuity of circuits for safety and compatibility.
Measure, cut, bend, thread, assemble, and install electrical conduits with appropriate tools.
Repair or recommend replacement of electrical appliances such as washers and dryers.
Detect needed repairs on buildings, grounds, and equipment per established procedures.
Request equipment and supplies to maintain inventory for installations and repairs.
Keep customers’ property neat and protected during and upon completion of jobs.
Transport tools, equipment, and supplies to job sites.
Respond to emergencies after hours to resolve safety concerns.
Adhere to all building codes, installation requirements, and relevant regulations.
Ensure work meets standards.
Maintain a clean, organized, and stocked truck.
Document time spent on jobs; complete work orders accurately and legibly, submitting them at the end of the day.
Prepare invoices and collect payment before leaving the site unless otherwise indicated.
Maintain a daily job log noting type and cost of work performed.
Communicate professionally with customers.
Ensure work orders are completed and submitted within 24 hours of job completion.
Confirm customer satisfaction upon job completion.
Be available after regular business hours and on weekends for consultation and emergencies to restore safe operating conditions.
Follow safety procedures, including OSHA regulations and MSDS sheets.
Dispose of hazardous material properly.
Perform any other duties as assigned.
SUPERVISORY RESPONSIBILITY The Electrical Foreman manages subordinates in the electrical department, providing overall direction, coordination, and evaluation. Responsibilities include interviewing, hiring, and training employees, planning, assigning, and directing work, appraising performance, rewarding and disciplining, and resolving problems.

CERTIFICATE/LICENSE
Montgomery County, Maryland Master Electrician License
Current valid driver’s license with clean driving record
Education
High School graduate or General Education Development (GED) – required
YEARS AND TYPE OF EXPERIENCE
4+ years related experience
KNOWLEDGE & SKILLS
Advanced knowledge of electricity principles
Ability to work cooperatively with other trades
Ability to deal with vendors and internal customers with tact, patience, and courtesy
Ability to participate in operations of the Electrical Department
Ability to read blueprints, schematics, and drawings of electrical systems
Ability to maintain inventory
Communication skills – oral and written
Ability to learn methods, techniques, materials, tools for installation, troubleshooting, maintenance, and repair of electrical systems
Knowledge of occupational hazards and safety rules applicable to the trade
Use of tools and equipment of the electrical trade
Ability to handle hazardous material
Planning, organizing, supervising, and participating in the Electrical Department
Training and evaluating personnel
Interpreting and applying rules, regulations, policies, and procedures
Work under limited supervision
