Job Description As a Property Manager, you will oversee the leasing and daily operations of our apartment community in Miami, FL, focusing on achieving budgeted financial, operational, and leasing goals. You will manage team members, provide exceptional customer service to residents, maximize the property’s revenue potential, and ensure smooth day‑to‑day operations. The position reports directly to the Regional Manager.

Leasing Strategy

Develop and execute comprehensive leasing strategies to achieve maximum revenue potential, including setting competitive rental rates and implementing effective pricing strategies.

Meet targeted revenues and rent rates by ensuring rents and fees are collected and posted promptly, making bank deposits, and preparing and reviewing monthly financial status reports.

Financial Management

Lead annual budget preparation by analyzing financial statements and operational reports to establish historical performance patterns and inform budgeting decisions.

Manage property operations within the approved budget, closely monitoring expenses, identifying cost‑saving opportunities, and recommending budget adjustments as necessary.

Provide detailed monthly variance reports comparing actual financial performance against budgeted projections, highlighting areas of over or under‑performance with explanations.

Review and authorize invoices submitted by vendors, contractors, and service providers for payment, verifying work performed, validating certificates of insurance, assigning charges to the appropriate chart of account codes, and facilitating communication between vendor/contractor, accounting, and client/owner.

Marketing and Advertising

Conduct thorough market research to understand the local rental market and competitor properties, determining rental rates to maintain competitive pricing.

Analyze performance and trends to develop and implement effective marketing strategies to attract and retain residents.

Collaborate with marketing teams to create advertising campaigns, manage online listings, and coordinate community events to attract prospective residents.

Reporting

Complete month‑end and year‑end reporting.

Maintain accurate records of financial transactions.

Tenant Relations Provide excellent customer service and maintain a positive community atmosphere. Foster positive relationships with current and prospective residents, addressing inquiries, concerns, and requests promptly and professionally.

Team Leadership Hire, train, supervise, and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff. Provide leadership and guidance to on‑site staff, including regular performance evaluations and fostering professional growth.

Property Operations Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations.

Property Maintenance

Collaborate with the maintenance team to ensure timely completion of work orders, move‑ins, make‑ready, and maintenance requests.

Coordinate regular property inspections and maintenance activities to ensure compliance with company standards and local regulations.

Compliance Ensure compliance with federal, state, and local laws and regulations governing fair housing and property management practices.

Experience and Qualifications

Position prefers 3 years’ experience in on‑site property management, two of which as a property manager.

Revenue, budget, and P&L management experience.

Proficiency with OneSite RealPage (preferred).

Strong financial skills with a basic knowledge of accounting principles.

Outstanding verbal and written communication skills.

Strong leadership track record.

Strong client and customer relationship track record.

Proficient in revenue management software.

Valid driver’s license.

College degree (preferred).

Flexible to work evenings, weekends, and holidays as needed.
