Construction Project Manager - Industrial Buildings - Dallas TX Location: Dallas, TX

Base pay: $130,000.00/yr - $165,000.00/yr

For decades, they have been providing new construction, ground‑up construction, renovation, tenant improvement, and renovation services to a wide range of clients and industries. They specialize in building industrial spaces used in manufacturing, distribution, utilities, business and other types of buildings.

Responsibilities

Coordinating with cross‑discipline team members to ensure all parties are on track with project requirements, deadlines, and schedules.

Meeting with project team members to identify and resolve issues.

Submitting project deliverables and ensuring they adhere to quality standards.

Preparing status reports by gathering, analyzing, and summarizing relevant information.

Establishing effective project communication plans and ensuring their execution.

Facilitating change requests to inform all parties of the impacts on schedule and budget.

Coordinating the development of user manuals, training materials, and other documents needed for successful implementation and turnover to clients.

Identifying and developing new opportunities with clients.

Obtaining customer acceptance of project deliverables.

Managing customer satisfaction within the project transition period.

ERP project oversight.

Developing project business plan.

Proven ability to run a $15M+ project with minimal supervision.

Working with field management to generate a job site safety plan.

Serving as the main point of contact for the Engineer and Architect.

Working with Pre‑Construction and Field Supervision to identify and implement all contract deliverables, quality testing, and reporting requirements.

Creating staging, logistics, and phasing plans for the project.

Leading coordination of subcontractors.

Setting up the project in Viewpoint Software.

Managing project startup, obtaining permits and licenses, and overseeing jobsite mobilization.

Facilitating subcontractor pre‑construction/startup meetings.

Issuing and administering subcontracts (payments, insurance, bond, safety, haz‑com, etc.) and purchase orders for multiple trades.

Developing and updating the overall project schedule; attending/directing frequent job scheduling meetings.

Leading responsibility for project quality control plan implementation and compliance.

Managing project safety.

Prioritizing, reviewing, and expediting submittals.

Expediting material deliveries according to project schedule requirements.

Understanding quantity updates and working with Superintendents to maintain accurate labor forecasts.

Reviewing, developing, and administering subcontractor and purchase order change orders.

Reviewing projections, labor reports, safety documents, and schedules on a monthly basis.

Reviewing and approving material/equipment invoices according to project budget.

Preparing payment requests and ensuring timely collections.

Meeting with AHJ to review project and inspections.

Attending OAC progress meetings and creating monthly status reports.

Entering and updating information in project management software (job status reports, projections, change orders, and RFIs).

Managing and overseeing job close‑out documentation and procedures (closeout documents, final job report, and final accounting).

Mentoring and training assistant project managers and co‑op/intern students.

Conducting post‑project evaluation and identifying successful and unsuccessful project elements.

Requirements

Bachelor’s degree or master’s degree in construction, engineering, or related field.

Proven experience in project management.

Six or more years of field and project planning experience.

Ability to lead project teams of various sizes and see them through to completion.

Strong understanding of formal project management methodologies.

Ability to complete projects in a timely manner.

Understanding of ERP implementation.

Experience overseeing a construction project.

Budget management experience.
