Overview
Project Leader Duties and Responsibilities
Manage the life cycle of multiple small to medium renovation and upgrade general construction projects, including developing scope of work, line-item pricing, client negotiation, and subcontractor selection. Coordinate site visit meetings; document existing conditions; produce quantity takeoffs; develop detailed line-item estimates based on scope, drawings, and specifications; utilize estimating software to obtain pricing; clarify scope and pricing with client representatives. Prepare subcontractor bid packages; conduct pre-bid meetings; solicit subcontractor pricing; establish required submittals and deliver to client. Develop and maintain detailed construction schedules; supervise and coordinate on-site subcontractor activities; manage project close-out documentation (as-built drawings, closing permits, warranty, and O&M manuals). Qualifications and Skills Requirements
B.S. in construction/engineering related field is highly preferred; an Associate degree is also preferred. Minimum of 7 years’ experience in the general construction industry with a commercial or industrial general contractor, managing and coordinating multiple building renovation and upgrade projects and multi-trade subcontractors. Experience with airport or public sector construction is a plus; experience producing detailed lump-sum/fixed-price estimates using subcontractor pricing; familiarity with line-item pricing from RS Means, Gordian, or other unit price books is a plus. Strong knowledge of construction means and methods with ability to read and interpret engineering drawings; experience conducting site visits and producing written scope of work. Experience with MS Project, MS Word, MS Excel, estimating and scheduling software; understands Performance-Based construction concepts is preferred. Excellent client interaction and negotiation skills; good oral and written communication; ability to work well in a team; must pass a drug screen and medical evaluation and have a good driving record.
