Affordable Housing Compliance Specialist (HUD/LIHTC)
Willow Bridge Property Company, a leader in multifamily residential property management, is seeking an experienced Compliance Specialist for its East Region. The role focuses on developing, enforcing, and maintaining operational policies and procedures that keep Willow Bridge compliant with all applicable state and federal regulations, including HUD and LIHTC programs.
The ideal candidate must have a minimum of 3 years of direct experience with affordable housing programs, including LIHTC properties, and must be familiar with the Housing Choice Voucher program, HUD inspection protocols, and 4350.3 of the Housing Assistance Council (HAC) Manual. Knowledge of the N‑Spire inspection process and the 4350.3 HUD Manual is required. A relevant industry certification is considered a plus but is not mandatory. Expect 25% travel to support periodic audits and program checks.
Responsibilities
Pre‑approve all initial lease applications and annual recertifications.
Assist the Vice President with quarterly file audits (remote or onsite).
Review and enforce utility allowance and income limit policies.
Maintain the compliance tracking log, Google Drive file folders, and all reporting documentation.
Support VP and property staff with audit preparations and compliance reporting.
Collaborate with team members to ensure ongoing adherence to company and regulatory standards.
Qualifications
At least 3 years’ experience in affordable housing compliance, especially with LIHTC or similar programs.
Deep knowledge of HUD and LIHTC regulations, including 4350.3 HUD Manual and N‑Spire inspections.
Strong analytical and communication skills; ability to build relationships with team members and external stakeholders.
Experience maintaining compliance documentation and reporting systems.
Willingness to travel 25% of the time.
