Perform electrical, plumbing, appliance, flooring, carpentry, HVAC and grounds maintenance repairs as required Carpentry duties include wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair and ceramic tile repair Conduct proactive preventative maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and other property systems) Maintain work‑order system, verify orders completed in a timely manner and resident satisfaction Inspect property grounds, buildings and common‑area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement Assist with property emergencies (snow removal, inclement weather, fires, floods) Promptly communicate with maintenance leadership concerning all maintenance issues at the property Observe and promote safety and risk management in accordance with local, federal, state and company rules and regulations Participate in emergency on‑call/after‑hours maintenance assignments and adhere to established response times and address emergency issues appropriately Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interact courteously and professionally with current and potential residents at all times Foster a positive, active and collaborative relationship with residents, other properties and associated agencies Education and Experience
High school diploma or equivalent (required) At least one year of experience in the property‑management industry or a directly related field (required) General maintenance and general carpentry skills (required) Skills and Requirements
Valid driver’s license, clean driving record and current auto insurance required Read, write and understand English Use general office equipment (telephone, fax machine, printer, copier, key track system) Excellent customer service and interpersonal skills Strong organizational and time‑management skills Ability to multi‑task and perform basic mathematical functions Capacity to cope with and defuse situations involving angry or difficult people Maintain confidentiality and a professional appearance in compliance with the uniform policy Comply with all safety requirements Complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment Core Beliefs
