Project Manager

to support the successful delivery of high-density residential and mixed-use construction projects. Reporting to the Project Executive, this position requires the ability to lead diverse project teams to ensure alignment with project goals. The Project Manager will be expected to maintain and adhere to project construction schedules, budgets, quality control measures and safety practices. The Project Manager will play a key role in overseeing third-party consultants, inspections, and testing, while also assisting in pre-construction tasks such as constructability reviews, staging plans, and scheduling analysis. Success in this role is measured by your ability to deliver projects on time and on budget, maintain strong client relationships, and uphold the company’s policies, procedures, and contractual standards. Key Responsibilities Lead in the development and management of diverse, high-performance teams through supervision and mentoring; provide relevant and timely feedback to direct reports. Foster positive relationships with key stakeholders (including design consultants, clients, trade partners, vendors, residents, etc.), ensuring professionalism is upheld at all levels of communication. Establish, maintain, and communicate the Master Project Schedule, managing its implementation and weekly update. Collaborate with the Preconstruction and Estimating departments in the development of the GMP or initial project budget; participate in constructability and QA/QC review of the plans/specifications; participate in various studies, value engineering sessions, logistical planning, etc. Review and develop and in-depth knowledge of project contract documents (including the prime contract, plans, specifications, and building codes). Prepare a procurement schedule for trade partners, long lead items, etc. to ensure the timely buyout and adherence to the Master Project Schedule is maintained. Spearhead project buyout and the execution of all subcontracts, ensuring scopes of works are comprehensive and well written. Monitor the tasks of all direct reports, ensuring delegated tasks are being completed in a timely manner. Review project specific reports, ensuring submittals, RFIs, revisions, CORs and other pertinent items are being processed, approved, and/or distributed in adherence to the Master Project Schedule Conduct coordination, planning, safety, and update meetings with key stakeholders (including design consultants, clients, trade partners, vendors, etc.). Review all revisions for constructability, processing any subsequent CORs in a timely manner to keep the budget updated Manage all change management, including the review of subcontractor estimates, the negotiation of change orders and assessing the validity of all CORs. Lead the invoicing process, reviewing pay applications for accurate WIP and overseeing the timely receipt of compliance documentation from trade partners (including G702s and lien waivers) Monitor the performance of the field operations, prepare subcontractor scopes of work, negotiate contracts and buyout, change order management. Manage the project budget, forecasting on a regular basis to communicate accurate WIP to leadership. Collaborate with the Director of HSE to manage safety and quality, ensuring buy in from key stakeholders. Review project proposals or plans to determine time frame, financial objectives, and procedures for accomplishing work, staffing requirements, and allotment of available resources during various phases of the project. Assess manpower in conjunction with the Superintendent for various project phases, ensuring sufficient staffing and delegation of tasks Responsible for submitting for building permits, following up with any issues related to this. Manage project close-out, including securing warranties, guarantees, and acceptance of work, subcontract and vendor close, final payment and records retention Other activities, duties, and responsibilities as assigned. Qualifications Bachelor’s degree in Construction Management, Engineering, or related field—or equivalent experience. Minimum of 4 years of experience as Project Manager in the construction industry. Multifamily construction experience is

required

. OSHA-30 and First-Aid/CPR certification required (or ability to obtain from company issued course). Strong knowledge of construction contract documents, financial analysis, and project risk management. Proven leadership skills and ability to manage cross-functional teams. Excellent communication, negotiation, and conflict resolution skills. Proficient in Microsoft Office Suite, Procore, OST platforms, and Primavera P6 (or comparable scheduling platform).
