The Project Manager (PM) is an expert in managing the full scope of the construction process. This individual will lead the team in delivering successful projects, on time and under budget, resulting in Complete Client Confidence. The PM understands how to develop and maintain positive relationships that result in long-term partnerships with clients, subcontractors, team members, and consultants. This position excels at consistent, effective, and accurate communication with all parties involved in their projects. The individual shall be exceptional at planning & scheduling, problem solving, motivating, and empowering team members to achieve excellence. The PM is focused on project production but will participate in preconstruction, interviews, business development, and marketing regularly. This position reports to the project director and has direct supervisory responsibilities for their APM/PE (if applicable). High-Level Key Responsibilities: Oversee project delivery from start through warranty, including financial performance and client goals. Set up SOV with owner approval before first billing. Bill the client in a timely manner to prioritize cash flow. Facilitate and monitor submittal and RFI processes. Develop construction strategy with buy-in from superintendents and subcontractors. Oversee project schedules and monitor performance (Follow Project Scheduling SOP). Assist Superintendent in managing safety concerns. Maintain effective communication with all project parties. Act as a proactive liaison between Owner, Consultants, and Subcontractors. Resolve conflicts/issues with clients and subcontractors. Delegate work to your APM effectively. Provide clear direction and expectations to your Assistant Project Manager. Review and oversee APM’s work to ensure high performance. Mentor and train your Assistant Project Manager for Buy Out. Prepare scopes of work for each trade. Ensure all exposures are covered upfront, even if not included in the original estimate. Develop comprehensive project schedules agreed upon with the Super. Successfully buy out each trade, ensuring positive outcomes for all. Participate in strategic planning and understand its tools and processes. Review bid notes and comments on subcontractor bid tabs. Prepare scope of work for subcontractors using bid tabs, drawings, and knowledge. Send contract info to the Project Coordinator for processing. Business Development: Foster business development and marketing within the company culture. Coordinate marketing efforts on the job site. Focus on existing customers and expanding current business. Participate in project pursuit strategies. Contribute to project-specific RFP content. Engage in project interview processes. Finance / Risk Management: Lead negotiations and contract processes with subcontractors. Review and negotiate subcontractor contract language. Understand owner and subcontractor insurance and bonding requirements. Review project contracts to understand responsibilities and manage risks. Experience: Bachelor’s degree, preferably in Construction Management or related field. 5+ years of relevant construction industry experience. Skills/Background: Strong communication and presentation skills. Exceptional organizational skills. Ability to multi-task effectively. Ability to manage subcontractors and connect with project teams. Self-motivated with strong software skills. Experience in construction practices and scheduling. Understanding client values and maintaining good relationships. Strong leadership and self-development skills. Solid understanding of contracts, insurance, bonding, estimates, and business practices. Seniority level
