Job Title Residential Maintenance Technician
Department Maintenance
Location Newark, DE & Wilmington, DE
Reports To:
Property Manager/Maintenance Supervisor
Hours:
Monday - Friday 8:00am - 5:00pm
On Call:
Some Nights/Weekends Required
Compensation:
$22 - $28 Hourly + Benefits (based on experience and certifications)
Summary
Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
Implement preventative maintenance measures
Maintain inventory of repair equipment and supplies
Complete inspections of buildings, units, office and amenity space as needed
Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
Perform other maintenance duties as requested
Background Check:
Clean criminal background required
Essential Duties and Responsibilities Report directly to Maintenance Supervisor if available – otherwise to Property Manager/Assistant Property Manager. This position is responsible for the maintenance and repair of mechanical equipment and building repair in a multifamily housing environment. Perform troubleshooting, repairs and preventative maintenance, renovating and preparing vacant units to move‑in condition, outdoor grounds maintenance and property appearance. Candidates must possess basic hand tools; a valid driver’s license and have their own transportation. Respond to on‑call phone within a reasonable period of time during regular business hours and while on call. Respond appropriately to requests from property manager and prioritizes jobs to complete in the quickest and most effective manner. Maintains building, performing routine painting, plumbing, electrical wiring, and other related maintenance activities as needed.
Qualifications Must have good communication skills. Must have basic knowledge of construction and repair processes. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Must have a valid driver’s license, own transportation and tools.
High school diploma/GED required
Physically capable of lifting 50 pounds unassisted
Experienced in operating a variety of equipment, including snow blowers, pressure washer, and small hand tools
Effective written and oral communication skills
Able to work well with minimal supervision
Ability to prioritize tasks and follow specified procedures
Education High school diploma or general education degree (GED); or at least six months related experience and/or training; or equivalent combination of education and experience.
Certifications Must have a valid driver’s license & own vehicle. Clean background required.
Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively after groups of customers or employees of organization.
Mathematical Skills Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning Ability Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.
