Job Description Summary
Manages the day‑to‑day operations of an assigned property, ensuring the property achieves budgeted financial and operational goals while complying with company policies and all applicable housing laws.
Responsibilities
Provide input into budget development by analyzing financial statements, marketing information, and operational reports.
Meet targeted revenues by setting rent rates, collecting rent and fees, making deposits, and preparing monthly financial status reports.
Approve vendor invoices, reconcile work performed, validate certificates of insurance, code charges, and coordinate payment and communication.
Control expenditures to stay within the approved budget and manage the petty cash fund.
Oversee lease enforcement, including approving applications, renewals, conducting inspections, handling notices, evictions, and collecting late fees.
Analyze market and economic trends to implement marketing and leasing strategies that meet occupancy and revenue goals.
Promote resident satisfaction by responding to complaints and ensuring maintenance staff resolve service requests promptly.
Conduct regular property inspections to maintain safety, cleanliness, and appearance standards.
Supervise property staff, including hiring, training, and performance management.
Assist in managing the client/owner relationship, providing updates and responding to owner requests.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry, and navigate confined areas.
Work indoors and outdoors in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Travel occasionally for assistance, training, or meetings.
Work a flexible schedule, including evening, weekend, and holiday calls.
Additional Compensation
Corporate positions may participate in a quarterly or annual bonus program based on performance.
On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
