Essential Duties & Responsibilities Financial Management

Post all payments and income from applicants, current residents, and non‑current residents accurately and timely.

Process and reconcile daily account receivables.

Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts and bill back utilities where applicable.

Perform end‑of‑month closing procedures and reporting.

Maintain accurate records and audit resident files.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Require regular/daily onsite attendance.

Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote harmony and quality job performance through support and effective leadership.

Ensure staff compliance and consistency with Company policies and procedures.

Manage leasing techniques to obtain closures, meet follow‑up procedures, and maintain accurate and up‑to‑date leasing documentation.

Implement marketing strategies and systems put in place by the annual marketing plan.

Deal with resident complaints, concerns, and requests to ensure resident satisfaction.

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).

Effectively show, lease, and move in prospective residents.

Administrative Management

Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.

Maintain property appearance and ensure repairs are noted and completed on a timely basis through regular property inspections and tours.

Assist with the supervision of all business functions related to operations.

Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry.

Basic computer skills required; ability to understand and perform all onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to stand or sit for prolonged periods and perform repetitive wrist, hand, and finger motions.

Frequently required to move about to accomplish tasks or move from one worksite to another.

Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and other equipment; may be exposed to hazardous chemicals.

Compensation & Benefits Salary Range:

$18 per hour to $23 per hour

Full‑time employees receive a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and potential commission and performance bonuses when applicable. Paid sick days and company holidays are also provided.
