Vice President @ Core Executive Recruiting Are you a seasoned industrial property management professional with a passion for operational excellence and industrial real estate? We’re seeking a Senior Property Manager to lead the strategic and day-to-day operations of a high-performing industrial portfolio totaling 5–10+ million square feet.
This is a pivotal leadership role for someone who thrives in fast-paced environments, excels in capital planning and vendor negotiations, and brings a proactive, ownership-minded approach to property performance. This role will offer a 3/2 hybrid schedule.
Key Responsibilities
Oversee all aspects of property operations across a large-scale industrial portfolio, ensuring optimal performance, tenant satisfaction, and asset value.
Lead budgeting, forecasting, and financial reporting, including annual operating and capital expenditure (CapEx) planning.
Manage CapEx projects from scope development through execution, including vendor bidding, contract negotiation, and project oversight.
Conduct regular property inspections to ensure compliance with safety, maintenance, and operational standards.
Maintain strong tenant relationships, addressing concerns promptly and professionally while ensuring lease compliance.
Collaborate with leasing, construction, and ownership teams to support strategic initiatives and long-term asset planning.
Supervise and mentor on-site and regional property management staff, fostering a culture of accountability and service excellence.
Ensure adherence to all regulatory requirements, building codes, and environmental standards.
Qualifications
Minimum 5 years of experience in industrial property management, with a proven track record managing portfolios of 5–10+ million square feet.
Demonstrated expertise in CapEx planning, project bidding, and vendor management.
Strong financial acumen with experience in budgeting, CAM reconciliations, and variance reporting.
Proficiency in property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
Excellent communication, negotiation, and leadership skills.
Bachelor’s degree in Business, Real Estate, or related field preferred; CPM or RPA designation a plus.
