Job Summary:
Responsible for performing facilities maintenance work involving two or more skilled trades. Performs intermediate level tasks and works more independently as training and experience increase.
Duties and Responsibilities Performs work in at least two or more of the following trades in the maintenance and repair of buildings and related fixtures, or having significant emphasis in one of the higher level licensed trades (Electrical, Heating Ventilation and Cooling, or Plumbing).
Plumbing: makes basic plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves on washing machines and water supply; can be accomplished by removing, cleaning, resealing, replacing defective parts or units, installing water heaters, garbage disposals, faucets and sinks.
Washer/Dryer repair: performs routine maintenance on washers and dryers, including cleaning lint ducts and vents, replacing hoses and fittings, and referring more complex problems to supervisor for action.
Heating, Ventilation and Air Conditioning (HVAC): recognizes the cause of faulty equipment and makes repairs on a variety of HVAC units as appropriate. Plans work, selects proper tools and testing devices, and accomplishes repairs according to trade practices.
Electrical: recognizes and reports electrical problems, makes repairs as appropriate. Replaces fluorescent and incandescent ballasts, bulbs and tubes as needed. Replaces faulty wiring, controls, fixtures, switches and relays, and ensures safe operation of equipment.
Carpentry: measures, cuts, constructs or repairs wood items; repairs screens, window and door frames, molding and trim; repairs drywall or similar products; follows measurements and specifications for constructing or repairing items such as frames, decking, partitions, shelving, doors, and scaffolds. Performs painting tasks (preparation, coating methods) and ensures finishes meet protection requirements.
Maintains work order log and follows up as required. Reports status to supervisor. Logs trouble calls with contractor as appropriate.
Responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.
Work assignments completed and in-progress are spot-checked on a daily basis via documented inspection reports to assure accuracy and compliance with instructions. Recurring assignments are carried out independently without specific instructions.
Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals and basic safe work practices is required.
Complete all required safety security training.
Required to do considerable standing, bending, walking, pushing, pulling and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting up to 45 pounds and assisted lifting up to 100 pounds are required. Must be able to climb, descend stairs and ladders, stoop, bend, kneel and work in uncomfortable positions.
Work involves normal risks or discomforts associated with facility operations, management, and mechanical systems. Work is performed indoors and outdoors with potential exposure to extreme weather; occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair or renovation. PPE is provided.
Performs daily work on own initiative and carry out assignments in accordance with applicable regulations. Unfamiliar problems should be referred to the supervisor for resolution.
Typically, the employee uses routine instructions and work methods common to the trade, and may rely on blueprints, manufacturer’s instructions, manuals and maintenance specifications where available.
May be required to possess a valid state driver license as travel to other facilities may be required within the normal scope of duties. Applicants will be notified when this is a requirement for appointment.
This position may require work on weekends and holidays and rotating shifts, may be recalled to duty and may require overtime including emergency duties. Performs other related duties as assigned.
This position may work across multiple locations based on business needs. The initial assignment will be in (Main Base/Annex).
Experience and Education GENERAL EXPERIENCE:
One year of experience that provided knowledge of general maintenance practices involving upkeep of buildings, grounds, fixtures, equipment, etc.
SUBSTITUTION OF EDUCATION FOR EXPERIENCE:
One year of high school education may be substituted for 3 months of general experience, up to a High School Diploma or GED for one year of general experience.
SPECIALIZED EXPERIENCE:
Three years of general maintenance work involving a variety of trade practices (air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, painting, etc.). Includes knowledge of safety and environmental rules and regulations.
PHYSICAL REQUIREMENTS:
Standing, stooping, bending, kneeling, climbing and working in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry or painting) is preferred.
