SOUDERTON AREA SCHOOL DISTRICT POSITION TITLE BUILDING FACILITIES MANAGER
REPORTS TO OPERATIONS DIRECTOR
WORK YEAR 12 MONTHS (July 1 to June 30)
JOB SUMMARY/ACCOUNTABILITY To maintain the physical school building and grounds so that the facility can be utilized for optimal educational functions. To lead, supervise, direct, and evaluate the school’s custodial and maintenance staff.
QUALIFICATIONS High School Diploma or GED; five years’ experience as a school building manager, lead custodian, maintenance technician, and/or custodial shift supervisor. Demonstrable knowledge of building automation systems and core building systems (repair/maintenance/troubleshooting of HVAC, electrical, plumbing, security & fire, grounds). Demonstrable leadership, technical, and communication skills.
DUTIES/PERFORMANCE RESPONSIBILITIES
Ensure that the school facilities and mechanical systems operate in an efficient way.
Repair of small, motorized equipment.
Proactively supervise the custodial staff.
Evaluate the performance of the custodial staff.
Assist in facility planning and budgeting.
Be available to respond to emergency-related requests during and after regular work hours. Be available 24/7.
Provide technical and supervisory guidance to staff.
Prioritize and schedule tasks for custodial staff.
Coordinate schedules for staff regarding building activities, staff shortages, and emergencies.
Maintain logs and complete inspections, request forms, reports, and preventative maintenance.
Be familiar with FMX calendar and maintenance request system.
Manage and facilitate work orders.
Interpret and utilize blueprints and schematics for troubleshooting and repairs.
Basic knowledge of local building, plumbing, and electrical codes.
Review, approve and report payroll records for staff.
Troubleshoot, diagnose, service, install and repair mechanical problems on systems including but not limited to:
Building Automation Systems
Commercial kitchen equipment
Air conditioners and air conditioning systems
Boilers
Pumps and circulators
Gas and oil burners and their control systems
Plumbing fixtures
Water delivery and sewerage systems
Water softeners
Air compressors
Emergency Generators
Sanitary and storm sewers
Demand Response energy curtailment.
Lighting including outdoor lighting and scoreboards.
Panels, breaker, outlets, and switches
Fire alarms, security cameras and systems, public address systems, clocks, and bells.
Network and data cabling including hook ups.
Change over and startup of seasonal equipment.
Snow Removal.
All other duties as assigned by the Operations Director or Building Principal.
PHYSICAL REQUIREMENTS
Extended periods of standing and walking
Occasional climbing, crawling, bending, and stooping.
Visual identification of color-coded equipment and intricately detailed mechanical drawings and systems
Frequent outdoor work in all weather conditions
Occasional work in hot, cold, dirty, wet, and/or noisy areas
Occasional clean-up of bodily fluids
