Plan Review Responsibilities
Examines construction documents for compliance with applicable code in certified category (building, mechanical, electrical, plumbing), county ordinances, and related regulations as required.
Approves or disapproves construction documents and communicates results to permit applicants or appropriate design professionals (architect, engineer, etc.).
Documents reason for disapproval of plans or specifications with the appropriate code section quoted for reference and notifies the applicant or design professional of the discrepancy.
Provides technical assistance to property owners/public agencies; helps to understand and resolve complaints/problems that citizens may encounter; consults with others on results of inspections to get suggestions/recommendations for corrective action.
May accompany staff on field inspections involving unusual situations and on a periodic basis for input.
Acts as a project coordinator for selective projects requiring technical and administrative handling through the plan review process.
Performs related work as required.
Education & Experience – Plans Examiner I High school graduate/GED supplemented by a minimum of five (5) years documented experience working in construction (Journeyman level, superintendent, project manager, or equivalent), inspection, and plans examination, or associate degree in engineering/building technology or related field. An associate’s degree may be considered to satisfy two (2) years of required experience. Contractor's license may be considered to satisfy two (2) years of experience.

Education & Experience – Sr. Plans Examiner Associate’s degree with a minimum of seven (7) years documented experience working in construction (Journeyman level, superintendent, project manager, or equivalent), inspection, and plans examination, or bachelor’s degree in engineering/building technology or related field. Bachelor’s degree may be considered to satisfy two (2) years of required experience. Contractor's license may be considered to satisfy two (2) years of experience.
Licenses, Certifications, or Registrations – Plans Examiner I
Must possess or have the ability to meet the qualifications of Department of Business and Professional Regulations (DBPR) for Provisional Plans Examiner Certification for the required category (i.e., Building [structural], plumbing, mechanical, electric, etc.), of a minimum of one (1) primary discipline as a Plans Examiner.
Florida DBPR approved license preferred.
Must possess a valid Florida driver’s license.
Licenses, Certifications, or Registrations – Plans Examiner II
Must possess two (2) State Standard certifications in a primary discipline as a Plans Examiner.
Must possess a valid Florida driver’s license.
Licenses, Certifications, or Registrations – Sr. Plans Examiner
Must possess a minimum of four (4) State Standard certifications in a primary discipline as a Plans Examiner.
Must possess a valid Florida driver’s license.
Knowledge, Abilities, and Skills Knowledge of the county, state, and federal building codes, and interpretation of the codes.
Ability to communicate code requirement deficiencies tactfully to contractors, builders, and owners.
Ability to read and understand construction plans in order to determine if the proposed construction documents meet the required codes and standards.
Must possess excellent customer service skills with the ability to maintain a friendly demeanor.
Ability to resolve conflict in a diplomatic manner.
Knowledge and ability to use multiple computer programs.
Typing/keyboard skills.
Environmental Conditions The successful candidate for this position can expect work to be normally performed inside an office environment.
