Under general direction, this position performs: operational oversight of functional area, supply and equipment specifications and procurement administration, and directs the work of Senior Building Maintenance Workers (SBMW) or other staff assigned to perform work within the Apartments facilities group. Responsibilities

Demonstrate full competency in the responsibilities of a Senior Building Maintenance Worker (SBMW) and competency in troubleshooting and repairing household appliances (stoves, refrigerators, microwave ovens, washers, dryers, electric heaters, and similar items). Function as Working Senior Building Maintenance Worker (SBMW): perform SBMW functions, facility maintenance and repairs within SBMW scope, troubleshooting and replacement of equipment, and preventive maintenance work. Lead, coordinate and oversee work within the Apartments facilities group; assign work, provide direction and oversight for SBMW, student workers, limited appointment staff and contract staff. Schedule preventive maintenance in accordance with PM schedules; assist in coordination of shutdowns, barricade work sites, and provide access and related items. Coordinate and oversee on-site contract service providers, including specialized equipment repairs and related coordination. Ensure adherence to safe work practices for work performed by individuals or crews. SBMW / Trade Responsibilities (highlights)

General: repair, replace, adjust and/install items such as screens, boards, dispensers, and similar. Carpentry: ceiling tile, molding, furniture, doors, railings, and related items; refer to trades level work as needed. Electrical: light bulbs, tubes, ballasts, breakers (reset only as directed), timers, battery-operated items; avoid live electricity unless directed; refer to supervisor for trades-level work. Plumbing: faucets, hoses, drains, disposals, toilets, dish machines, and related items; refer to supervisor for trades-level work. Wall/Ceiling Treatment: painting prep, patching, texture and repainting; refer to trades-level work as needed. Doors, Windows & Glass: repair/adjust/replace components; measure and install as required; refer to supervisor for trades-level work. Flooring: repair/replace/install flooring; refer to supervisor as needed. Furniture and general cleaning, room turnover and site readiness; including kitchen and bathroom cleaning and preparation for turnover. Other Duties

Preventive Maintenance (PM): establish timelines and perform PM work across SBMW duties; assist in training and scheduling student and limited-term assistants; inspect performance. Maintenance Operations Coordination: purchasing materials, sourcing parts/services, maintain shop and inventory; ensure safe, clean, orderly work areas. Administrative/Safety: maintain records, work requests, and ensure safety policies and procedures are followed; participate in safety programs and incident reporting. Required Qualifications

Understanding of buildings, building systems, terminology, maintenance practices, and project sequencing. Ability to troubleshoot and perform quality repairs on household appliances and equipment; knowledge of parts sources and vendors. Knowledge of campus purchasing procedures and requirements; familiarity with specialty service providers. Ability to communicate clearly in person, by phone or in writing; strong customer service skills. Ability to evaluate, troubleshoot inquiries and resolve concerns with staff, contractors, and campus community. Ability to work as a team, establish priorities, and complete goals; maintain integrity and discretion; protect confidential information. Ability to work safely at heights and in small/tight areas; lift up to 75 lbs; use scaffolding or ladders as needed. Four years of experience in semi-skilled building maintenance or equivalent combination of education and experience. Preferred Qualifications

Experience in apartment building, retirement home, or hotel maintenance or similar work. Formal training in building maintenance and appliance repairs; bilingual is a plus. Salary & Benefits

The budgeted hourly range is $36.38 (Step 8) - $37.86 (Step 10). This is a full-time (40 hours/week), career, non-exempt position eligible for UC Benefits. How To Apply
