Job Summary:

Responsible for performing facilities maintenance work involving two or more skilled trades. Performs intermediate level tasks and works more independently as training and experience increase.

Duties and Responsibilities:

Performs work in at least two or more of the following trades: Electrical, Heating Ventilation and Cooling, or Plumbing.

Plumbing: performs basic repairs on sinks, faucets, commodes, tanks, urinals, P-traps, shut‑off valves, washing machines and water supply; removes, cleans, reseals, replaces defective parts or units; installs water heaters, garbage disposals, faucets and sinks.

Washer/Dryer repair: performs routine maintenance on washers and dryers, cleans lint ducts and vents, replaces hoses and fittings, and refers more complex problems to supervisor.

Heating, Ventilation and Air Conditioning (HVAC): recognizes faulty equipment, traces and locates defects, chooses proper tools, and performs repairs according to accepted trade practices.

Electrical: recognizes and reports electrical problems, replaces fluorescent and incandescent ballasts, bulbs, tubes, and performs repairs that involve removing, replacing, tightening, splicing, soldering and insulating defective wiring.

Carpentry: measures, cuts, constructs or repairs wood or wood‑substitute items, repairs screens, window and door frames, molding and trim, and replaces drywall or similar products.

Painting: prepares areas and applies standard coating methods such as brushing, rolling, and spraying; ensures surfaces are fully coated and free from drips and runs.

Maintains work order log, follows up as required, reports status to supervisor, and logs trouble calls with contractors.

Performs a variety of semi‑skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.

Work assignments are completed and in‑progress are spot‑checked daily via documented inspection reports to assure compliance with instructions.

Applies knowledge of safety and environmental rules and regulations concerning tools, mechanical and electrified equipment, chemicals and basic safe work practices.

Completes all required safety and security training.

Performs moderate to strenuous physical labor, including standing, bending, walking, pushing, pulling, climbing, lifting, moving, and carrying supplies and equipment weighing up to 45–50 pounds.

May be required to possess a valid state driver license as travel to other facilities may be required.

Position may involve weekend and holiday work, rotating shifts, and may require overtime.

Performs other related duties as assigned.

General Experience:

One year of experience involving general maintenance practices related to the upkeep of buildings, grounds, fixtures and equipment.

Substitution of Education for Experience:

One year of high school education may be substituted for three months of general experience, up to a High School Diploma or GED.

Specialized Experience:

Three years of general maintenance work involving a variety of trade practices such as air conditioning, refrigeration, electrical work, plumbing, carpentry, masonry and painting, plus knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, chemicals and basic safe work practices.

Physical Requirements:

Standing, stooping, bending, kneeling, climbing, working in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry or painting) is preferred.
