Job Summary The Maintenance Technician I assists with residential unit turnovers and maintenance repairs in all Plymouth Housing Group buildings. The employee is a member of the Maintenance team which includes Float Janitors and will be expected to work in collaboration with others as well as independently. This position requires that the employee work in occupied and unoccupied units in conditions that may include exposure to pests, needles and bodily fluids.
ESSENTIAL JOB FUNCTIONS
Perform preventative maintenance in all Plymouth buildings.
Perform carpentry duties, e.g., doors, jams, lath, and plaster.
Perform electrical duties, e.g., appliances, refrigerators, wiring, etc.
Repair or replace broken plumbing fixtures. Clear drains, and replace copper, lead and plastic pipes.
Repair and patch walls, including lath and plaster. Install sheet rock. Perform mudding and taping. Paint exterior and interior surfaces.
Contribute to the success of the Maintenance team by completing work with efficient use of time and resources.
Complete work order forms accurately.
Perform other work‑related duties as assigned by Facilities Manager.
Completes dump runs, donation pickups, procure and deliver maintenance and janitorial supplies.
Accommodate escorting requests of vendors, guests or Plymouth staff for assigned facilities i.e., rooftop access.
ADDITIONAL JOB FUNCTIONS (TEMPORARY AS NEEDED)
May apply pesticides to interior of residential units and common areas on an as‑needed basis.
May serve as back‑up for at‑hand emergencies after hours on an as‑needed basis.
ESSENTIAL JOB QUALIFICATIONS Education High school diploma, GED certification or an equivalent combination of education and relevant work experience.
Experience One year experience in multi‑family building maintenance (plumbing, carpentry, electrical, and locksmithing). Experience in assessing repair needs.
Licensure/Certification (or ability to obtain) Valid Washington State Driver License with fully insurable driving record.
Knowledge, Skills, and Abilities
Able to communicate and work effectively with a diverse group of voices.
Ability to assess problems in occupied residential buildings.
Ability to operate Plymouth owned vehicles.
Ability to communicate and understand written instructions on work orders.
Basic computer skills or ability to familiarize and learn how to use Microsoft Outlook email and enter data in Microsoft Excel along with other applications i.e., payroll system.
DESIRED QUALIFICATIONS
Experience working with a diverse low‑income population is desired.
Janitorial skills are desired.
Trade school program certifications is desired.
Experience driving commercial trucks is desired.
Working knowledge of plumbing and HVAC systems in multi‑story buildings, e.g., pump repairs, replacement of water heaters, fans, baseboard heaters and thermostatic heating valves is desired.
