Building Systems Maintenance has two levels of HVAC /R Technicians, with the level determined by a candidate’s knowledge, skills, abilities, and licensure. HVAC /R Technician III:

All HVAC /R Technicians maintain and repair HVAC equipment and components, perform preventative maintenance, review and repair potential issues, and develop competency in understanding how each HVAC relates to each building. They service, install, repair, and replace refrigeration systems, manage equipment conditions using EMCS, collaborate with internal parties and external vendors, complete work orders, and utilize an electronic timekeeping system. They may train, mentor, and verify the work of others. HVAC /R Technician IV:

In addition to the duties of Technician III, level IV services heavy commercial refrigeration systems, uses EMCS to trend data, generates activity and outage notifications, and contributes to departmental vision and goals. All levels participate in rotating on-call schedules with occasional after-hours work. HVAC /R Technician III and IV:

Associate degree or equivalent experience in HVAC /R or related field. Ability to comprehend and follow complex technical information and manage multiple projects. Strong time management, documentation, and organizational skills. Knowledge of tools, machinery, codes, and brazing copper line joints. Able to lift 50 lbs and work from ladders or aerial equipment. Valid driver’s license and university driver eligibility. EPA Type 1 and 2 Certifications required. Available by cell phone for campus emergencies and for regular weekend and after-hours on-call rotations. HVAC /R Technician III:

Minimum of 6 months experience with refrigeration equipment (coolers, freezers, DX HVAC) or equivalent; education may substitute work experience. HVAC /R Technician IV:

Minimum of 1 year experience with refrigeration equipment, 1 year with chiller/boiler operations, 1 year brazing copper joints, and 2 years general HVAC maintenance/repair. Knowledgeable about EMCS functionality. Preferred Qualifications

HVAC /R Technician III and IV:

Bachelor’s degree or equivalent experience preferred. Knowledge of diverse air distribution systems (e.g., VAV, Double Duct). Completion of UNL and BSM training and/or proficiency in Microsoft Office. For Technician III: EMCS/CMMS experience; brazing copper joints preferred. For Technician IV: experience with EMCS/CMMS and OEM controllers. Pre-Placement Driving Record Review Required: Yes Physical Required: Yes Commercial Driver’s License (CDL) required with DOT pre-employment and random testing.
