Avenue5 Residential Salary : $30 per hour About The Maintenance Supervisor Position We’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards, and with all local, state, and federal regulations. The maintenance supervisor is responsible for ensuring compliance with the company risk management program and has financial responsibilities contributing to and adhering to the property budget. Responsibilities

Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance-related issues promptly in line with Avenue5 Policy and Practices while maintaining a professional demeanor. Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Perform general carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair). Carry out proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more. Maintain work order system accuracy by ensuring orders are completed in a timely manner to company standards and resident satisfaction. Conduct daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness and identify maintenance needs. Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and communicate with leadership as needed. Promote safety and risk management in accordance with rules and regulations. Monitor emergency on-call/after-hours response times and participate in on-call rotation as necessary. Support customer satisfaction by maintaining high standards of cleanliness and curb appeal and interact professionally with residents and stakeholders. Foster positive relationships with residents, other properties, and associated agencies. Conduct pre-move-in and post-move-out inspections and ensure timely quality unit turns. Act as a mentor to the maintenance team and maintain a professional demeanor and appearance. Assist with administration of the company risk management program. Complete special projects as assigned and communicate with property leadership on maintenance issues. Solicit suppliers and contractors as needed and ensure compliance with company policy. Work with the property manager to ensure team and property compliance with policy, standards, and regulations. Walk the property weekly with leadership to address challenges and operations. Help ensure maintenance costs stay within budget and provide input on future budgets. Other duties as assigned by property leadership. Education And Experience

High school diploma or equivalent required. At least three years of experience in the property management industry or a directly related field. General maintenance and carpentry skills. Skills And Requirements

Valid driver’s license, clean driving record, and current auto insurance as required. Ability to read, write, and understand English. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Excellent customer service and interpersonal skills. Strong organizational and time-management skills; ability to multitask. Ability to maintain confidentiality and cope with difficult conversations. Professional appearance and compliance with uniform policy; safety compliance required.
