The Building Engineer performs building operational duties under the direction of the Property Manager, providing excellent customer service and contributing to property enhancement. The role maintains building systems, supervises field work, and performs routine maintenance and repairs of HVAC, boiler, heating, refrigeration, water, and energy systems to ensure efficient building operation.
Responsibilities Assist in and conduct the daily operations and maintenance of plumbing, electrical, HVAC, and general maintenance requirements of buildings.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and to customer concerns.
Respond to customer service requests and delegate tasks when appropriate.
Conduct daily reviews of grounds upkeep, lighting, ceiling tiles, housekeeping and building storage/mechanical areas; identify deficiencies and take corrective action.
Perform scheduled site inspections on alarm/safety/fire extinguisher equipment and operating HVAC equipment.
Maintain Fire Life Safety systems and equipment (e.g., Fire Command Center, extinguishers).
Oversee Emergency Generator and Back Up Power supply (UPS).
Monitor HVAC water treatment systems, record chemical levels, and maintain related documentation.
Work with basic plumbing tasks and be comfortable with minor electrical work, including circuit breakers and lighting control systems.
Maintain building certificates for elevators, boiler/pressure vessel, and fire/life safety documents.
Act as liaison with tenants and staff; assist with and monitor tenant build-out projects.
Coordinate maintenance with outside contractors and technicians; comply with applicable codes and safety practices.
Keep management informed of current building operations and participate in Emergency On-Call rotations.
Perform other related duties as assigned.
Qualifications 3-5 years’ experience as a full-time engineer in an office or commercial building, facilities environment.
Able to work in a professional manner in a highly visible, public environment.
Ability to work random shifts on short notice, weekends, and overtime when needed; capable of working independently or as part of a team.
Experience with Computerized Maintenance Management System (CMMS) is helpful.
Detail-oriented with strong multi-tasking, professionalism, and customer service orientation.
General handyman experience.
Experience with VAV systems, chillers, cooling towers, and air handling units.
Excellent problem-solving, analytical, time management, and communication skills.
Ability to interact effectively with all levels of employees, tenants and vendors.
