Overview

Live-In Maintenance Supervisor position at a 39‑unit community in Staten Island, NY. You will oversee and perform technical and mechanical work to ensure buildings, grounds, and amenities are clean, safe, and functional, while representing the company’s values and driving goals forward. Responsibilities

Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards. Oversee the "make-ready" process for vacant apartments, including inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring tasks are completed to a high standard. Develop and maintain cleanliness and appearance standards throughout the community, including grounds and common spaces. Inspect the building and property daily, addressing safety issues promptly. Perform routine preventative maintenance and respond to emergency repairs after hours. Make budget recommendations for maintenance line items to the Community Manager. Order and maintain inventory of building materials and supplies. Coordinate with contractors and vendors to obtain bids for repairs and replacements. $26.44 - $29.51 per hour Annual performance bonus Weekly pay Complimentary 1-bedroom apartment (residency required) Note: Final compensation offers determined after assessment of candidate background and position requirements. This role may be eligible for bonuses and a comprehensive benefits package. Qualifications

On-site residency required in complementary 1-bedroom unit 3+ years of experience in general maintenance Ability to respond to emergencies/on-call rotation as needed 2+ years of direct supervisory experience is a plus Experience with Real Page One Site or similar software preferred Strong skills in HVAC, plumbing, carpentry, painting, electrical/appliance repairs General knowledge of Microsoft Office Affordable housing experience preferred Ability to lift and move up to 50 lbs High school diploma or equivalent; trade certification preferred Dedicated to exceeding expectations, leading by example, and providing exceptional service Accountability, reliability, attention to detail, proactive problem-solving, and collaborative, resident-centered approach Willingness to embrace feedback and continuous improvement Strong belief in teamwork; bilingual Spanish is a plus Personal appearance and dress standards aligned with company guidelines We are proud to be an equal-opportunity employer committed to building an inclusive culture with competitive compensation aligned with experience and market standards.
