Job Summary
In a safe, efficient and professional manner, the HVAC Technician will perform preventative, corrective and predictive maintenance, troubleshoot and service commercial and industrial HVAC systems. Experience should include maintenance of ACU’s, AHU’s, heat pumps, VAV’s, DDC’s and ventilation systems. HVAC Technician II will perform tests, rounds and analysis of data to assure the equipment is functioning properly. Experience maintaining chillers, boilers and kitchen equipment is a plus. Other duties include evaluating systems and providing recommendations, maintaining a clean working environment, and other various duties as assigned by the Facility Maintenance Manager, while adhering to all safety and health standards. Must be able to work in a high paced team environment and possess good oral and written communication skills. Essential Duties & Responsibilities
Ensures efficient HVACR equipment maintenance according to established standards. Reads and comprehends sequence of operation of HVACR equipment/systems, controls schematics, blueprints, equipment service manuals and/or owners/maintenance manuals for efficient daily duties. Maintains, installs, troubleshoots, repairs, monitors operation and records readings of HVAC systems. Monitors BMS, checks refrigerant system operation efficiency, starts/stops systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges using best practice procedures, braze refrigerant piping and lubricate fans, motors and linkages. Analyzes and determines the root cause of HVACR system problems/malfunctions. Communicates problems to appropriate parties in a timely and accurate manner. Takes corrective action as needed. Documents remarks of problems found and how they were fixed/adjusted, adds recommended future work, and completes/closes service reports after client satisfaction. Maintains accurate and timely equipment operating logs, lubrication logs, HVACR manuals, inventory of filters and belts and spare parts, air pressure drop logs across filters and coils, refrigerant logbooks, chemical water treatment logs and refrigerant inventory. Keeps service tools and equipment in safe, working order. Maintains clean work areas daily and efficiently orders supplies for PMs, maintenance and repairs. Stocks vehicle or maintenance shop area with tools and critical parts. Tracks vehicle maintenance needs and schedules as needed. Assists other mechanics and operators with major repairs and maintenance of building and equipment. Works with CMMS planner/scheduler and recommends optimization of preventative maintenance tasks and programs. Performs other duties as assigned. Follows safety practices and uses required PPE. Knows locations of emergency equipment (fire extinguishers, eyewash/shower, first aid). Safely uses hand tools, power tools and test instruments. Complies with hazardous materials storage, usage and disposal policies. Completes and submits job hazard analysis form prior to performing any maintenance or service work. Attends OEM-provided classes and seminars as assigned. Completes timesheets and other paperwork accurately and on time. Communicates effectively to determine needs. Able to participate in on-call rotation for after-hours emergency work. Qualifications
Education : High school diploma. Certified 2-year HVAC technical certificate or state-approved HVAC license. Business Experience : HVAC experience on industrial/commercial equipment/systems as the scope requires. Licenses/Certifications : Valid driver’s license. EPA Universal Refrigeration License. Language Skills : Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups. Bi-lingual in Spanish is a plus. Technical Qualifications & Skills : Ability to perform each essential duty satisfactorily. Computer Skills : Proficient in Microsoft Office and email; aptitude to be trained in computer applications. Reasoning Ability : Apply common sense understanding to carry out instructions. Mathematical Ability : Basic arithmetic and ability to compute rate, ratio and percent; interpret graphs. Initiative : Identifies what needs to be done and acts proactively to satisfy the customer. Physical Demands : Frequently stand, walk, use hands, and communicate. May require ladder work. Lifting up to 30 pounds regularly and up to 50 pounds occasionally. Work Environment : Safety equipment required; comply with OSHA guidelines (lock-out/tag-out, HAZCOM) and client safety initiatives. Hours of work are defined by business volume and contract schedules. Ability to handle stressful situations and remain calm.
