What You’ll Do Essential Job Functions
Adhere to Morgan’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, along with the Team Member Handbook.
Supervise a team of qualified and trained Team Members who perform their jobs safely and provide customer service.
Monitor building systems—fire, electrical, security, elevators, etc.—and report all unsafe areas to the Community Manager.
Constantly inspect the community and report hazards.
Conduct all work in compliance with OSHA and the Morgan Operations manual.
Maintain a workplace that adheres to safety standards and train all Team Members on safety procedures.
Maintain flammable and hazardous materials in a safe and secure area; keep SDS available.
Supervise all outside contractors and inspect work for quality and safety.
Maintain all common areas.
Maintain a preventive maintenance program for all building interiors and exteriors, including pools, fitness equipment, HVAC systems, lighting, etc.
Respond to all service requests within 24 hours, ensuring correct and timely completion.
Ensure all vacant units are market ready within 7 days.
Maintain a proper inventory of tools and supplies, keeping the area neat and organized daily.
Comply with all training requirements set forth for this position.
Perform all Essential Job Functions of Maintenance Job Descriptions as business dictates.
Non‑Essential Job Functions
Other tasks as assigned by your supervisor that are not listed as essential job functions.
Physical Requirements
Feet on site 66%–100% of the time.
Perform activities such as bending, stooping, kneeling, climbing stairs, routine maintenance/repair, lifting and carrying, pushing or pulling, reaching above shoulders, handling equipment and appliances, and using ladders.
Lifting/carrying weights over 150 lbs is rare (less than 1%), 75–150 lbs occasional (1%–33%), 25–75 lbs frequent (33%–66%), 1–25 lbs constant (66%–100%).
Vision Requirements
Complete forms, review reports, and enter data on the computer.
Observe areas needing attention or correction.
Read cautionary labels and respond to written instructions.
See clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements
Constant requirement to give information and receive instructions from residential management (33%–66%).
Ability to read, write, and understand English.
Driving Requirements
Occasional need to use personal transportation for replacement parts and supplies (1%–33%).
Ability to be on‑call and be on the property on short notice.
Must have a valid driver’s license, insurance, and car registration if driving for business purposes.
Working Environment
Constantly outdoors in all weather conditions for extended periods (66%–100%).
Frequently indoors in uncomfortable conditions: hot in summer, cold in winter (33%–100%).
Occasional exposure to paint fumes, solvents, adhesives (33%–100%). Example: painting, turnover.
Occasional need to work in awkward or confining positions (1%–33%).
