Job Summary The Lead Service Technician manages day‑to‑day maintenance operations, from move‑in and move‑out apartment repairs to overall property upkeep. Responsibilities include troubleshooting equipment, completing unit turns, and supporting the team in delivering excellent customer service.

Essential Job Functions

Schedule, monitor, and perform preventative maintenance.

Ensure that work‑order requests are delegated and completed promptly and professionally.

Diagnose problems and repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance areas.

Maintain the building, office, and grounds in a clean and orderly condition.

Complete move‑out inspections and add relevant damage charges to the final account statement.

Manage make‑ready duties on vacant units.

Ensure residential units are turned in timely and efficiently.

Provide excellent customer service to prospective and current residents.

Communicate promptly with maintenance leadership regarding property maintenance issues.

Manage dumpster corrals, trash enclosures/compactors as directed.

Provide on‑call service when scheduled and perform emergency maintenance work when required.

Assist the supervisor with inventory monitoring, purchase orders, and vendor/contractor scheduling.

Use a mobile device to dispatch and complete service requests timely.

Ensure adherence to the company’s safety and hazard communications programs, policies, and procedures.

Inspect buildings and grounds for safety and cleanliness, alerting the Maintenance Supervisor to necessary repairs.

Participate in company‑provided training such as fair housing, safety, non‑discrimination, EPA, and harassment prevention.

Perform other tasks or duties as directed and assigned.

Education and Experience

3+ years of maintenance service experience in residential communities, building maintenance, or related trade.

Renovation experience is preferred.

EPA Type I and II certification required.

CPO certification required.

Proficient use of general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.

Equipment must be used without jeopardizing the safety of self, colleagues, or residents.

Who We Are Looking For

Available for on‑call, after‑hour emergency service; required to live within a reasonable distance to the community.

Reliable transportation and a valid driver's license.

Excellent written and verbal communication skills.

Highly motivated, able to work independently.

Capable of using a smartphone to assign work orders and handle on‑call requests.

Proficient in prioritizing and multi‑tasking.

Physical Requirements

Hands‑on repair and maintenance work comprises the majority of duties.

Must be able to move up to 50 pounds over variable distances and use ladders to heights exceeding 8–9 feet.

Must be able to work outdoors when temperatures exceed 90°F or fall below 32°F.
