Job Description As a Lead Maintenance Technician, you will oversee and perform interior and exterior routine and repair maintenance in our apartment community, including general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and installation of appliances. You will communicate effectively with residents, guests, and team members while operating safely to uphold safety and operations standards.
Key Responsibilities
Complete and delegate community maintenance work, resident service requests, punch lists, building inspections, preventative maintenance, and cleaning.
Demonstrate safe use of hand and power tools/equipment.
Participate in apartment inspections for move‑ins and move‑outs.
Maintain inventory of basic personal tools.
Organize, maintain, and utilize provided supplies cost‑effectively.
Perform on‑call service requests and emergency calls as needed.
Provide hands‑on leadership and serve as a role‑model for the maintenance team.
Present an appearance appropriate to the company's image.
Communicate concerns of the community to the Community Manager and Facilities Manager.
Complete additional tasks or duties assigned by the Community Manager and Facilities Manager.
Additional Responsibilities
Install, repair, and/or complete building systems: heating, cooling, and ventilation.
Electrical: GFIs, fixtures, circuits, receptacles, breakers, switches, and fuses.
Plumbing: toilets, sinks, disposals.
Appliances: stoves, refrigerators, washers, dryers.
Light carpentry and drywall; door and window hardware; window screens and blinds.
Wall molding and caulking; countertops and cabinets; vinyl and ceramic flooring.
Weather preparation and clean‑up, including bulk trash removal.
Inspect common area mechanical and storage rooms.
Assist with Make Ready items as needed.
Qualifications
Minimum of 3 years maintenance technician experience (multifamily preferred).
Intermediate experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting (preferred).
Working knowledge of appliances (preferred).
Education
High school education or equivalent (preferred).
Basic mathematical skills.
EPA Universal Certification (required).
Certified Pool Operator (CPO) Certification (preferred).
Computer Skills
Intermediate computer and internet knowledge (preferred).
Ability to use all on‑site resident management software functions (preferred).
Physical Demands
Ability to lift up to 50 pounds; sit, stand, walk, talk, hear, and reach regularly; occasional climbing.
Vision: close vision, distance vision, color vision, depth perception, adjust focus.
Use of personal computer; detect auditory/visual alarms.
Availability for extended/flexible hours, weekends, and holidays.

Attendance / Travel Full‑time position; availability for nights, weekends, holidays; regular attendance and participation in company events.
