Salary:

$29 - $30 per hour

Schedule:

Full-time; Monday - Friday; 8am - 5pm

The Maintenance Supervisor is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive’s Values. This involves ensuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.

Job Responsibilities

Performs maintenance tasks such as unit turns and work orders.

Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.

Maintains grounds and professional appearance of the property.

Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.

Maintains adequate inventory of supplies.

Manages tasks within budget or seeks approval for necessary work that is over budget.

Emergency on-call is required as part of the position.

Performs all reasonable duties as outlined by supervisor.

Strives to exceed residents’ expectations for excellent customer service.

Contributes to a positive team culture and happy resident base.

Qualifications

At least 3 years experience in property maintenance or equivalent field required.

Maintenance experience in multi‑family property management strongly preferred.

Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired.

Must have basic computer skills with the ability to input data and notes in English intro tracking systems.

If property operates a golf cart or other motorized vehicle, must have a driver's license and carry insurance.

High organizational skills.

Experience with warranty work.

Strong communication skills.

High level of attention to detail.

Ability to complete punch walks and follow-up with construction.

Great presentation and interaction with clients and residents required.

Excellent customer service skills required.

Experience with leading and supervising a team preferred.

Prior experience working with a budget strongly preferred.

Experience with Yardi preferred.

Ability to respond to after hours emergencies, as needed.

Must have valid driver's license and automobile insurance coverage.

Supplies their own tools.

Physical Requirements

This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 66% - %100 of time is spent on feet and sitting at desk.

Constant need to type, write, & grasp (working at a computer and answering phones)

Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder.

Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day.
