Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor. Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more. Ensure work order systems accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction. Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety and cleanliness and identify issues requiring maintenance, repair or replacement. Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and communicate with leadership. Promote safety and risk management in accordance with local, federal, state, and company rules and regulations. Monitor emergency on-call/after-hours response times and participate in on-call rotation as necessary. Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interact professionally with residents. Foster positive relationships with residents, other properties and agencies. Conduct pre-move in and post-move out inspections and ensure timely quality unit turns. Mentor maintenance team and maintain professional demeanor and appearance. Administer the company risk management program. Complete special projects as assigned and coordinate with property leadership as needed. Solicit suppliers and contractors and monitor compliance with company policy. Ensure team and property comply with company, ownership, state and federal policies and standards. Walk property weekly with property leadership to collaborate on challenges and operations. Maintain maintenance costs within budget and provide input for future budgets. Other duties as assigned by property leadership. Education And Experience
High school diploma or equivalent is required. At least three years of experience in the property management industry or related field. Possess general maintenance and carpentry skills. Skills And Requirements
Must maintain a valid driver’s license, clean driving record and current auto insurance. Ability to read, write and understand English. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Excellent customer service and interpersonal skills. Strong organizational and time-management skills. Ability to multi-task and perform basic mathematical functions. Ability to cope with and defuse situations involving difficult people. Ability to maintain confidentiality. Professional appearance and adherence to uniform policy. Compliance with safety requirements.
