What this job involves The Maintenance Technician will perform both preventative maintenance and corrective maintenance on mechanical, electrical, and plumbing equipment/systems in assigned facilities. The job includes assisting mechanics with maintenance and repair efforts, independently performing defined tasks, and performing inspections and repairs to assigned property interior and exterior areas, including walls, flooring, installed fixtures, roofing systems, lighting, and other interior surfaces.
Responsibilities
Clean HVAC coils, change filters and belts.
Check 120 V electrical circuits for power.
Maintain and repair locks, locking mechanisms, closers, doors, and furniture.
Maintain and complete documentation for fire extinguishers and other building systems.
Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
Complete special tasks that include but are not limited to painting, locksmith work, tenant service requests, and general maintenance as assigned.
Prioritize all PM’s, corrective and emergent work orders for the site (annual, monthly, weekly, and daily).
Update work order status in real time, utilizing CMMS system.
Escalate problems or issues to customer and manager in a timely manner.
Desired or preferred experience and technical skills
BAS experience.
Preventative maintenance on HVAC equipment.
Required Skills and Experience
High school diploma or equivalent.
Experience with hand tools and power tools.
Basic understanding of circuit breakers.
Strong understanding of interior commercial construction; hang items on GWB partitions with a variety of methods.
Proficient in basic computer application software such as MS Office, Outlook, CMMS (Maximo), etc.
Minimum 1 year of related experience and/or training in the areas of carpentry, electrical, and plumbing.
Ability to lift 40 pounds and move furniture as needed.
