Overview The Lead Maintenance Technician assists the Senior Operations Manager in the daily maintenance operations for a premier regional shopping destination. This crucial role is responsible for leading a team of maintenance technicians, assigning and prioritizing tasks, and performing hands‑on repairs to ensure the preservation and aesthetic value of the property.
Job Type & Schedule This is a full‑time, non‑exempt position. The standard work week is 40 hours, with a schedule that may include evenings, weekends, and on‑call shifts as needed to support mall operations.
Team Leadership & Work Management
Supervise and lead the maintenance staff, assigning and prioritizing work orders and daily maintenance functions.
Act as a point of contact for staff, management, tenants, and outside contractors, handling difficult conversations and resolving issues promptly.
Ensure all maintenance activities comply with company, health, safety, and regulatory codes.
Technical Maintenance & Repairs
Perform, assign, and oversee general, advanced, or specialized maintenance functions depending on property needs.
Repair and maintain machinery and mechanical equipment, including heating and air conditioning units, boilers, make‑up units, and booster pumps.
Diagnose problems; disassemble units, clean, lubricate, repair, and replace parts, including filter changes.
Perform routine to difficult carpentry duties, including installation of new doors and repairs of door jambs, moldings, hinges, door closers, locks, knobs, shelving, ceiling tile/grid repair, and installations.
Perform routine to difficult painting duties, including drywall or plaster repair.
Perform routine to difficult plumbing duties, inspecting, installing, repairing, and replacing pipes, fittings, and plumbing fixtures, unclogging sinks and toilets, repair of faucets, and replacement of washers.
Perform routine to difficult electrical duties, including inspecting and testing lighting, wiring, and power circuits, replacing faulty switches, lamps, and ballasts.
Preventive Maintenance & Inspections
Develop and execute preventive maintenance schedules for all building systems (electrical, plumbing, HVAC, carpentry, etc.).
Conduct regular facility and equipment inspections to proactively identify and address issues.
Perform routine turnover duties of vacant units to prepare them efficiently for new tenants.
Requirements Education & Experience
High School Diploma or equivalent (GED).
Minimum five (5) years of maintenance experience, with at least one (1) year in a supervisory role.
Technical Skills & Certifications
Proficient in electrical, plumbing, HVAC, carpentry, and general mechanical repairs.
Preferred Certifications: HVAC, Electrical, or Plumbing.
Valid driver’s license required.
Personal Attributes
Strong leadership and project management skills.
Excellent communication (verbal and written) and customer service skills.
Self‑starter, self‑motivated, and a team‑player.
Strong attention to detail and personal accountability.
Physical Requirements
Ability to lift up to 75 pounds and perform physical tasks for extended periods in various indoor and outdoor conditions.
