This role is responsible for the day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and applicable local, state, and federal regulations. The maintenance supervisor also contributes to the property budget and administers the company risk management program. Responsibilities

Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance-related issues in a timely manner as outlined in Avenue5 Policy and Practices, maintaining a professional demeanor. Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Perform general carpentry duties including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler systems, pool, golf-cart, elevator, and more. Maintain work order system accuracy by ensuring orders are completed to company standards and resident satisfaction. Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness and identify issues requiring maintenance, repair or replacement. Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and coordinate response. Communicate promptly with maintenance supervisor and property manager concerning all maintenance issues. Promote safety and risk management in accordance with applicable rules and regulations. Monitor response times for emergency on-call/after-hours maintenance and participate in on-call rotation as necessary. Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interacting professionally with current and potential residents. Foster positive relationships with residents, other properties, and associated agencies. Conduct pre-move-in and post-move-out inspections and ensure timely completion of quality unit turns. Mentor maintenance team and maintain professional demeanor and appearance. Administer the company risk management program and complete special projects as assigned. Communicate with property manager on maintenance issues and solicit suppliers/contractors, ensuring compliance with company policy. Collaborate with the property manager to ensure team and property comply with company, ownership, state, and federal policies and standards. Walk the property weekly with property leadership to identify challenges and opportunities for improvement. Help ensure maintenance costs stay within the property budget and provide input on future budgets. Other duties as assigned by property leadership. Education And Experience

High school diploma or equivalent is required. At least three years of experience in the property management industry or a directly related field. General maintenance and carpentry skills. Skills And Requirements

Valid driver’s license, clean driving record, and current auto insurance is required. Ability to read, write and understand English. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Excellent customer service and interpersonal skills; ability to relate to others. Strong organizational and time-management skills; ability to multitask. Ability to perform basic mathematical functions and defuse difficult situations. Ability to maintain confidentiality and comply with safety requirements. Professional appearance and compliance with uniform policy.
