Summary Responsible for the efficient administration of maintenance services and positive customer service for the Centerspace portfolio within the assigned region, by performing duties personally or through maintenance staff. Expectations Requires no supervision and the ability to self-direct and self-motivate. Prioritizes and sets deadlines. Directs the work of others and acts as a mentor and resource to maintenance staff. Essential Duties & Responsibilities

Maintenance: Conduct property inspections and determine preventative maintenance requirements based on equipment and structural needs. Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is functional, presentable, and safe. Perform minor and major HVAC maintenance, such as replacing motors and bearings. Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets. Paint assigned areas and perform minor repairs. Perform carpet repairs. Demonstrate proficiency and respond to building automation and security, fire, life, and safety systems. Perform general building preventative maintenance to ensure equipment is safe and operating within specifications. Service and monitor HVAC equipment. Maintain environmental conditions of spaces for tenant and common areas. Preventative maintenance on HVAC, electrical, plumbing, lighting, doors/locks/hardware, and wall treatments. Assist Community Manager/Regional Manager to ensure tenant improvements are accurate and address concerns with appropriate contacts. Monitor and maintain tools; follow safety manuals; respond to test situations; maintain technical contacts and knowledge. Participate in after-hours on-call programs and assist outside contractors with major inspections. Serve as a key contact between Regional Manager, Community Managers, and tenants. Apply current knowledge or devise solutions to proactively resolve issues. Utilize tools/processes to adhere to quality standards. Participate in capital improvements. Complete pre-moveout and moveout inspections; schedule apartment turnovers to complete within five days of moveout (average). Administrative: Maintain operating logs and record temperatures, pressures, and chemical levels for heavy equipment such as chillers and boilers. Complete reports and perform administrative duties to support activities and projects. Maintain inventory levels related to building mechanical systems and purchase parts/supplies; review pricing for competitive rates. Stock items when received. Cleaning: Clean vacant areas and remove debris from the building and grounds. Provide backup for Community Porter. Emergency Situations: Know and perform site emergency procedures; respond promptly to emergencies and fire alarms; assist in evacuations when appropriate. Study and know site-specific emergency manuals. Assist tenants and emergency personnel in swift, careful evacuations when appropriate. Other: Communicate with property management, engineering staff, vendors, and tenants for day-to-day operations. Analyze strengths/weaknesses of products and services; brainstorm improvements and participate in continuous improvement initiatives. Participate in cross-functional meetings; collaborate to share knowledge and improve quality results. May perform snow removal and back up coworkers as needed. Leadership This role has no direct supervisory responsibilities. May delegate duties, train new employees, and serve as a mentor, but works with Community Manager or Regional Property Manager on performance actions or hiring decisions. Oversees daily activities of maintenance staff, supportive services, and vendors. With Community/Regional Manager, provides input on hiring, terminating, and supervising maintenance and custodial staff. Coordinates with Training Manager to formulate training policies and schedules; identify training needs. Recommends employees for participation in training programs. Maintains records and prepares reports to evaluate maintenance staff performance and spending; assists in maintaining mandatory training records and licensing. Trains new maintenance and custodial staff on quality requirements and company policies. Equipment Issued May receive Centerspace-issued phone or monthly reimbursement; may have access to a shared vehicle; mileage reimbursement per policy when no Centerspace vehicle is available. Travel Required Some local travel may be required. Education & Experience

Required: 5+ years of maintenance experience. Demonstrated leadership capabilities. Ability to prioritize tasks to meet goals and timeframes. Exceptional customer-service skills; ability to maintain relations with internal and external clients. Ability to manage multiple and complex operational matters daily. Preferred: Trade school education. EPA, CPO and/or boilers operator’s license. HVAC, electrical and plumbing certifications or licenses. Certifications and/or Licenses: Have or willing to attain EPA, CPO, and/or boiler operator’s license as required. Knowledge, Skills, & Abilities Language Skills:

Ability to read and interpret safety rules, operating and maintenance instructions, MSDS sheets, and manuals; communicate effectively with supervisor, tenants, and vendors. Mathematical Skills:

Proficient in arithmetic and evaluating proportions, percentages, area, ratios, etc. Reasoning Ability:

Apply common sense to carry out instructions and solve problems with multiple variables. Computer Skills:

Proficient with internet navigation and web-based timekeeping; experience with work order systems is beneficial. Physical Requirements Constant (66-100%)

– stand/walk, climb stairs/ladders, lift up to 25 pounds, operate tools, and communicate effectively. Vision requirements as listed. Frequent (33-66%)

– lift/move up to 75 pounds, drive, write reports. Occasional (1-33%)
