Maintenance Supervisor

Related Management Company Responsibilities

Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards. Oversee the make-ready process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard. Develop and maintain cleanliness and appearance standards throughout the community, including grounds and common spaces. Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules. Inspect the building and property daily, addressing safety issues promptly. Perform routine preventative maintenance and respond to emergency repairs after hours. Make budget recommendations for maintenance line items to the Community Manager. Order and maintain inventory of building materials and supplies. Coordinate with contractors and vendors to obtain bids for repairs and replacements. Ensure the general upkeep of building common areas and grounds. Perform other duties as assigned. Salary

Anticipated salary range:

3+ years of experience in general maintenance. 2+ years of direct supervisory experience. Ability to participate in emergency on-call rotation; ability to lift and move up to 50 lbs. Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs. Affordable housing experience preferred; REAC / NSPIRE experience a plus. Experience with Real Page OneSite is a plus. General knowledge of Microsoft Office. High school diploma or equivalent; trade certification preferred. Demonstrates accountability, reliability, and a resident-centered service mindset; strong problem-solving and collaboration skills. Willingness to embrace feedback and continuous improvement. Teamwork and collaboration mindset; bilingual Spanish is a plus. Professional appearance aligned with company standards.
