Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities, ensuring property maintenance.

Essential Duties & Responsibilities

Maintenance Management: Daily onsite attendance; coordinate, schedule, and respond to resident and management requests and work orders.

Ensure repairs and replacements in community common areas and units; inspect grounds, buildings, and community features daily to identify, minimize, and correct hazards.

Maintain inventory of maintenance supplies while adhering to budget guidelines.

Develop and maintain a preventative maintenance program that extends the life of the community and minimizes future repairs.

Keep the maintenance shop well‑organized, properly stocked, and compliant with safety standards and OSHA guidelines.

Maintain hazard communications program; teach and promote safe work practices.

Participate in unit inspections as requested.

Control community environment and maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit make‑ready status, and work in progress.

Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units.

Participate in on‑call emergency response.

Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, pricing from vendors, suppliers, contractors).

Give direction to, and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Personnel Management: Under direction of the Community Manager, supervise, train, and schedule maintenance staff; check daily work progress; provide immediate assistance and instruction.

Contribute to employee performance evaluations and provide input to the Community Manager.

Promote harmony and quality job performance through effective leadership and training.

Customer & Resident Relations: Manage excellent customer service; monitor service request turnaround and responsiveness; project a favorable image of the community.

Ensure consistency in dealing with residents on all matters; enforce community policies as delegated.

Education & Experience

High School Diploma or Equivalent.

EPA & CPO certification required; HVAC experience desired.

Basic computer skills and understanding of on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements MS @ Small – Mid‑Sized Properties with smaller staff

Regular movement between work sites; use of wrists, hands, fingers in repetitive motions; assess accuracy and thoroughness of work.

Move into different positions in tight spaces; traverse varied terrain; lift, place, or move objects of 100+ lbs.; operate machinery, power tools, and motor vehicles/golf carts.

Work overtime, weekends, and night hours (on‑call emergency). Be exposed to weather elements and hazardous chemicals.

Occasionally remain stationary for prolonged periods.

MS @ Large‑Sized Properties with large staff

Similar movement and operational requirements as for small properties, with added responsibility for large staff and larger property scope.

License / Equipment

Must have reliable transportation due to on‑call emergency requirements.

Salary $21 per hour to $27 per hour.
