About the Role We are seeking an experienced Property Manager with a full understanding of managing affordable housing properties, who is organized, detail‑oriented and offers excellent customer service. The ideal candidate shares our values and has prior experience managing residential properties.
Responsibilities
Prepare and implement a marketing plan for the property each year.
Ensure 100% compliance with any tax‑credit or set‑aside apartment regulations.
Maintain budgeted occupancy levels at approved rental rates.
Prepare and monitor operating budget, reporting on property status such as variance and occupancy reports.
Achieve the highest possible Net Operating Income (NOI) through effective cost control.
Collect specified rents, manage delinquent rents, file evictions and approve write‑offs.
Conduct regular training for all staff.
Maintain all on‑site records and bookkeeping.
Conduct periodic meetings with the entire staff.
Arrange for alterations, maintenance, upkeep, or reconditioning of property as specified.
Supervise maintenance of buildings and grounds.
Employ or contract leasing consultants, maintenance, groundskeeping personnel, onsite management personnel, and security, and supervise hiring process.
Approve purchasing of supplies, services, and goods.
Attend to resident issues and needs, including neighboring disputes, renewals, and maintenance matters.
Develop and implement resident retention, marketing, and advertising programs.
Respond to after‑hours emergency calls.
Assist with the eviction of residents in compliance with court orders.
Create and maintain a positive environment for staff and promote a high‑quality rental‑living experience.
Qualifications
Experience with LIHTC preferred.
Proficiency with Microsoft Word, Excel, and Yardi Systems.
Valid state driver’s license.
Ability to lead, manage others, work flexible hours, and willing to work weekends.
High level of professionalism, team player, organized, detail‑oriented, consistent.
Knowledge of Fair Housing regulations and completion of the Fair Housing Test.
Compliance training certificate for Tax Credit or Set‑Aside Communities.
Encouraged to earn the ARM or CAM designation.
