Job Summary:

The Concrete Estimator/ Project Manager plans, bids, and delivers commercial concrete projects from preconstruction through closeout. This role integrates estimating precision with disciplined project execution—owning schedule, cost, quality, and client communication to ensure safe, on-time, in-budget outcomes and great client experiences.

Hours:

A typical workday is Monday through Friday from 7:00 AM to 4:30 PM, actual working hours and days may vary due to project deadlines – overtime may be required as needed.

Key Responsibilities

Preconstruction & Estimating Excellence

Interpret structural and civil drawings; perform concrete quantity take-offs (foundations, walls, slabs, elevated decks, site concrete, curb & gutter).

Build detailed estimates (labor, equipment, formwork systems, pumping, rebar, embeds, mix designs, cure/seal, jointing) and written clarifications/assumptions.

Lead vendor/sub outreach; manage addenda; level proposals; confirm scope completeness before award.

Identify value engineering and alternate means/methods; facilitate pre-bid RFIs.

Draft bid proposals (inclusions/exclusions, schedule assumptions, logistics).

Conduct precon to operations handoff using standard checklists/logs.

Project Planning, Schedule & Procurement Control

Build WBS and baseline (CPM); facilitate pull‑/phase‑planning with the Superintendent; publish 3‑ and 6‑week look‑aheads.

Create procurement schedule (rebar, embeds, formwork systems, mix approvals, curing/sealing chemicals, testing services); monitor long‑leads.

Coordinate permits, inspections, concrete testing/special inspections.

Establish submittal/RFI logs and approval workflows; maintain document control in project management/estimating software.

Plan pour sequences, placement logistics, access/hoisting, and temporary works with the Superintendent.

Cost, Contracts & Change Management

Lead buyout and commitment issuance; align cost codes to company standards and WIP/billing cycles.

Forecast monthly cost to complete; track labor/equipment productivity vs. estimate; surface trends early.

Price, negotiate, and process owner/sub change orders; maintain CO logs and contemporaneous documentation.

Approve vendor pay apps; coordinate owner pay apps with backup.

Maintain risk & opportunity register; elevate threats early.

Ensure contractual compliance (notice provisions, schedule impact narratives, pricing basis).

Stakeholder Communication, Documentation & Closeout

Lead OAC meetings; publish action‑oriented minutes and decisions; maintain an Issues & Decisions Log.

Manage RFIs/submittals to resolution; ensure teams work from current information with tracked distributions.

Maintain contract documents, logs, and correspondence; ensure audit ready records.

Provide client updates on schedule, budget, risks, and quality; propose solutions early.

Deliver closeout: as‑built, O&M, warranties, test reports, training, punch list completion, and final documentation package.

Capture and share lessons learned; feed back into estimating and SOPs.

Required Skills & Qualifications

Minimum 10 years of concrete construction experience (field and/or project management).

5+ years managing commercial concrete projects end‑to‑end: planning/scheduling, trade coordination, and bidding/estimating.

Proficiency in reading structural and civil drawings; strong quantity take‑off skills.

Proficiency with project management/estimating and scheduling tools (e.g., cost tracking, RFIs/submittals, CPM).

Strong communication, client facing, and negotiation skills; ability to lead cross‑functional teams.

Proficiency with Microsoft Office Suite.

Skills & Qualifications

Bachelor's degree in Construction Management, Civil Engineering, Concrete Industry Management, or related field.

Concrete specific certifications or OSHA 30.

Experience with self‑perform concrete and formwork systems.

Physical Requirements & Work Environment

Primarily office setting with frequent job site visits (active construction environments).

Ability to stand/walk on uneven terrain; climb stairs; occasionally access ladders or scaffolding with proper training/PPE.

Lift, carry, and move materials up to 50 lbs. occasionally.

Exposure to outdoor weather during site visits; ability to wear required PPE (hard hat, safety glasses, hi‑vis, gloves, boots).

Valid driver’s license and ability to travel locally to project sites.
