The Senior Analyst will be a key member of the Corporate Development team for Edged Data Centers’ North American division. We are looking for someone to provide analytical support for financial modeling and underwriting, desktop due diligence for the evaluation of new data center development site acquisitions, tracking of site pipeline portfolio, coordination with finance and accounting stakeholder teams and more. The Senior Analyst needs to be an agile, team-focused individual, with proven professionalism, who is comfortable in a rapidly changing environment. The right person is trustworthy with confidential information, highly organized, self-motivated, has excellent communication skills, can think strategically, and works equally as well independently as with a team. Include but are not limited to:
Enable the company’s portfolio expansion strategy by assisting with the identification and vetting of site acquisition opportunities Work with Corporate Development team members to underwrite and diligence new opportunities, put together investment memos, market analysis and business plans to support underlying acquisition targets Work alongside internal and external stakeholders to evaluate power procurement strategies, secure entitlements, development feasibility, and customer requirements to negotiate, structure, and close on data center real estate investments across North America. Prepare standard and ad hoc internal reports and presentations to facilitate communication and transparency as required. Maintain current knowledge of the real estate industry, digital infrastructure sector and hyperscaler requirements by monitoring current data center and power publications, as well as leveraging personal contacts with outside research/industry professionals and conducting ad hoc research as necessary. Support the Edged investment team while getting to collaborate with other teams within Edged, including Sales, Finance & Accounting and Development. Ability to travel up to 30%. A successful candidate will have the following characteristics: Strong analytical and financial modeling skills Strong written and verbal communication skills Collaborative and a team player Self-starter, highly focused and ability to work independently and assist the real estate acquisition, investment diligence and underwriting process Entrepreneurial spirit, creative, and ability to think outside the box Integrity and a strong sense of ethics Skills & Requirements
Education / Experience 3+ years of experience in real estate development, site acquisitions, investment banking, investment sales, equity/debt placement, private equity, corporate M&A Bachelor's degree in Accounting, Finance, Real Estate Finance or Business-related field Hands on transactional due diligence and closing experience Demonstrated analytical and financial modeling capability Experience in preparing operating memorandums and/or detailed valuation presentations Specific Skills / Abilities
Experience investing in Digital Infrastructure, with a primary focus on data centers Understanding of real estate debt and equity markets Ability to underwrite the acquisition of real estate properties and various financing structures Great Place to Work
