Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards. Assist the Maintenance Supervisor in coordinating and completing work orders, diagnosing maintenance issues, and performing repairs in accordance with company standards and safety protocols. Support the “make-ready” process for vacant apartments by conducting inspections, preparing task lists, and helping to ensure timely and high-quality completion. Help oversee daily work assignments, ensuring maintenance technicians and janitorial staff have clear direction and the tools needed to perform their duties. Maintain the overall cleanliness and appearance of the property, including grounds, common areas, and building exteriors. Assist with preventative maintenance schedules, inspections, and follow-up on repairs to maintain property standards. Respond to emergency maintenance calls as needed and participate in the on-call rotation. Assist with ordering materials, managing inventory, and coordinating vendor or contractor services. Maintain accurate records of maintenance activities, inspections, and completed work orders. Perform other duties and special projects assigned by the Maintenance Supervisor or Community Manager. COMPENSATION: $24.00 - $26.00/Hour This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. WHO WE ARE LOOKING FOR 3+ years of experience in general maintenance. 2+ years of experience in general maintenance or building operations; previous apartment or multifamily experience preferred. Working knowledge of HVAC, plumbing, carpentry, electrical, and appliance repair. HVAC certification may be required based on state and local regulatory requirements. Strong organizational and communication skills, with the ability to follow instructions and lead by example. Ability to work independently, manage multiple priorities, and maintain attention to detail. Proficiency with basic computer applications (Microsoft Office or maintenance work order systems). Must be able to lift up to 50 lbs. and work flexible or on-call hours as needed. High school diploma or equivalent; certification in a related trade preferred.
