Facilities Maintenance Manager The Facilities Maintenance Manager (FM) is accountable for the operations of the assigned property in accordance with Centennial policies and standards. The FM ensures the center remains safe, functional, profitable, and visually appealing while minimizing environmental impact.

Principal Job Activities

Supervise Centennial maintenance employees, ensuring maximum performance and compliance with policies.

Identify and resolve Human Resources issues alongside HR, the GM, and Property Management leadership.

Promote the SEE Centennial program (Sustainability, Energy Efficiency, Environmental strategies).

Implement and integrate Computerized Maintenance Management Software (CMMS) into daily operations.

Supervise tenant and landlord construction activities.

Direct and manage center supplies and contractor services.

Prepare, monitor, and manage center expenses—including capital, CAM, and utilities—to support the annual business plan and budget.

Interface with Accounting to ensure accurate and timely payment of maintenance and capital invoices.

Identify and manage capital projects, including multi‑year planning.

Conduct operational audits for safety, standards, and compliance with Centennials policies and jurisdictional requirements.

Respond to reporting and information requests from regional, corporate, and owner representatives.

Assist in events, promotions, local leasing, activations, and media activities.

Administer all state, federal, and local requirements.

Plan and maintain effective emergency communications and response systems.

Enforce contracts, maintain accurate COI files, and subscribe to Centennial operating standards.

Oversee waste management and recycling contracts and tenant programs.

Maintain fire and life safety systems per code.

Liaise with city, state inspectors, building departments, and fire inspectors.

Bid and contract for supplies and services per Centennial policies.

Manage vendor selection and contractual obligations for property services.

Maintain vertical transportation permits and certificates per jurisdictional requirements.

Maintain HVAC, electrical, and plumbing systems through testing and documentation.

Support Risk Management Root Cause Analysis and Property Inspection Report processes.

Coach and develop maintenance staff, setting work plans and professional growth opportunities.

Perform other duties as assigned.

Requirements

High school diploma or equivalent (required).

BA in Facility Management, Business, Information Management, or Engineering preferred; equivalent experience acceptable.

3‑5 years of property maintenance, operations, or construction management experience.

Minimum of 3 years managing a team.

Self‑starter with strong leadership and problem‑solving skills.

Excellent verbal and written communication abilities.

Highly organized and capable of prioritizing tasks.

Moderate mechanical skills in plumbing, HVAC, electrical, and building systems.

Proficient with repair tools and techniques.

Physical ability to lift up to 50 lbs and stand or walk for extended periods.

Proficient in Microsoft Office (Outlook, Word, Excel) and building automation/CMMS tools.

Willingness to work after hours, weekends, and holidays as needed.

Project management skills.

Physical Demands

Occasionally lift or move up to 50 lbs.

Regularly required to stand, walk, use hands, reach with arms, talk, and hear.

Occasional climbing, balacing, stooping, kneeling, crouching, or crawling.

Requires close visual acuity for data analysis and computer work.

Ability to operate vehicles or heavy equipment and general observation of facilities.

Work Environment The position requires weekend duty assignment, rotating shifts, and 24/7 emergency response support. Flexibility to work various shifts is essential, with response times generally under 30 minutes.
