Facilities Maintenance Supervisor
We are seeking a proactive and technically proficient Facilities Maintenance Supervisor to lead our maintenance staff while simultaneously managing the entire procurement and planning process for Maintenance, Repair, and Operations (MRO) materials. This highly specialized, dual-focus role is critical for ensuring the continuous operation, safety, and efficiency of our industrial facility’s infrastructure and production equipment.
Job Duties and Responsibilities Team Leadership & Operations Oversight
Provide direct leadership, coaching, and direction to the maintenance staff responsible for the care of company facilities, including Janitorial and Site Security.
Directly or indirectly manage the performance and contract adherence of essential support functions.
Responsible for selecting and developing team members, setting and monitoring individual performance objectives, and providing timely and constructive feedback.
Manage day‑to‑day building operations and maintenance staff activities, applying seasoned Facilities Operations knowledge to establish and enhance high‑quality facility maintenance standards.
Develop and manage the overall operational budget for facility maintenance, labor, and capital expenditures.
Ensure the facility “help line” is established and functional, guaranteeing all maintenance requests are handled in a timely and efficient manner.
Serve as the prime interface with external contractors for required services (work plans, purchase requisitions, invoicing). Prepare detailed scope of work and tender packages when required for sub‑contractor projects.
Assess sites and locations for potential relocation, and coordinate and conduct site tours for the existing facility.
Systems, Maintenance, & Project Engineering
Oversee the maintenance and function of all critical building systems, including mechanical, electrical, plumbing, HVAC, and emergency support systems.
Provide in‑depth knowledge and serve as a technical resource for the team regarding facilities mechanical, electrical, HVAC (RTUs, AHUs, Chilled/Process Water), and Compressed Air Systems.
Establish and maintain administrative privileges for the operation and programming of the building automated control system. Assist in the development of operational procedures for fire alarm monitoring and building access control system.
Interface closely with production line management to coordinate scheduling and material requirements for new equipment installations and renovations within lab and production areas.
Provide engineering insight and operational support to define, scope, and transition smaller capital projects for subsequent implementation and operation.
Maintenance Procurement, Inventory, & Planning
Source and purchase MRO tools, critical spare parts, maintenance services, and equipment (including mechanical, electrical, hydraulic, and pneumatic components).
Evaluate, select, and maintain relationships with preferred vendors. Negotiate favorable terms, pricing, and delivery schedules to ensure optimal costs and service quality.
Maintain minimum stock levels for critical spare parts. Collaborate with maintenance staff and storeroom personnel to optimize inventory turnover and reduce excess stock.
Create, manage, and track purchase orders, expediting as necessary to prevent operational downtime. Track monthly spending and identify purchasing trends.
Ensure accurate data entry in the ERP/CMMS systems for all purchases, pricing, lead times, and vendor performance metrics.
Education & Experience
High school diploma or equivalent.
Associate’s or Bachelor’s degree in Facilities Management, Supply Chain, Engineering, or a related field is preferred. Equivalent years of demonstrated experience in lieu of a degree will be considered.
Minimum of 5+ years of progressive experience in Facility Maintenance, Operations, and/or Engineering.
3+ years of experience in purchasing or procurement, preferably dealing with MRO inventory in a manufacturing or industrial environment.
Strong practical understanding of mechanical and electrical maintenance materials and terminology.
Familiarity with preventive maintenance processes and CMMS systems.
Working knowledge of Lean manufacturing principles or Total Productive Maintenance (TPM).
Knowledge of environmental, health, and safety legislation and best practices.
Ability to read and interpret CAD, blueprints, electrical diagrams, and wiring schematics.
