Maintenance Supervisor – Park View Greer
Location: Park View Greer Apartments – Greer, SC
Job Summary Under the direction of the Community Manager, the Maintenance Supervisor oversees the physical assets, general maintenance repairs, apartment make‑ready preparations, preventive maintenance, and construction or rehabilitation projects for an apartment community.
Core Responsibilities
Supervise, schedule and perform maintenance activities for the apartment community along with maintenance staff.
Work with the office team and Community Manager to walk apartments, generate move‑in/move‑out reports, and determine weekly apartment make‑ready and service request schedules.
Communicate assignments and tasks to employees; ensure they have all necessary instructions.
Periodically check the work progress of each maintenance employee and provide immediate assistance and instruction as needed.
Provide input to the Community Manager regarding employee performance evaluations, resident compliments, and corrective counseling needs.
Assist the Community Manager in recruiting and interviewing potential staff members.
Coordinate, schedule and respond to resident/management requests and service requests for occupied apartments; prioritize requests or emergencies.
Assign service requests equally to maintenance technicians and monitor completion to limit call backs.
Coordinate warranty work orders with vendors and monitor repair repetition.
Coordinate, schedule and prepare vacant apartments for move‑in; walk vacant units to determine make‑ready needs.
Ensure all repairs/replacements necessary for apartments to be occupied, and remove all trash during make‑ready activity.
Coordinate and schedule appropriate safety and skills training for maintenance employees; provide one‑on‑one training as needed.
Identify and correct hazardous community conditions; tour property daily to spot needed maintenance and hazard risks.
Perform written property safety audits and schedule preventive maintenance on equipment and apartments.
Order supplies while managing the maintenance budget; require Community Manager approval for major expenditures.
Attend and participate in industry and NHE training programs as required; responsible for vendor management, contract monitoring, and quality control.
Perform any and all other duties as requested or assigned by your supervisor.
Essential Qualifications
Mid‑senior level maintenance supervisory experience in an apartment community.
Strong knowledge of physical asset maintenance, preventive maintenance, and move‑in/move‑out processes.
Excellent communication and leadership skills; ability to train and develop maintenance staff.
Proficiency in scheduling software and service request systems.
Ability to work varied schedule, including weekends and holidays as required.
