Overview

We are seeking a Full-Time Maintenance Supervisor to join our team. The successful candidate should be organized and have a strong maintenance background. As a Maintenance Supervisor, you are the foundation for maintaining a clean and safe environment for our residents to be satisfied with our services. Managing the property with care is your utmost responsibility in performing routine maintenance tasks, repairs as needed, make-readies, and the upkeep of all common areas and units. Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon. Assess the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions (e.g., broken gates, pool hazards, broken steps, open holes, broken/burned-out exterior lights). Schedule and perform routine preventive maintenance on all appropriate equipment; inspect and maintain tools in good condition. Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. Manage and train Maintenance Technicians; review productivity, customer service, job fit, attendance, and knowledge; issue corrective actions in coordination with HR and Regional management. Responsible for snow removal on designated property (shoveling, salting, snow blowing, and scheduling plow trucks). Perform work area clean-up and safety-related duties; ensure storage areas are locked when not in use. Diagnose and perform minor or routine maintenance or repair across: electrical and plumbing, HVAC, appliances, water irrigation, stairs, gates, fences, flooring, roofing, interior/exterior lights, fireplaces, gas fixtures, doors, security systems, ceilings, walls, pool areas, and related components. Inspect and coordinate all needed make-ready repairs; assist make-ready staff to meet deadlines. Report major repairs and requisitions to the senior maintenance technician and manager prior to expenditure of funds. Change locks and make keys; assist in moving heavy appliances and equipment; transfer items as needed. Monitor inventory levels of spare parts and supplies; inform Property Manager when ordering materials. Maintain grounds and cleanliness; perform raking, sweeping, and related tasks as needed. Perform any additional duties assigned by the property manager; apply logical thinking and follow standardized procedures with flexibility as required. Adhere to all safety rules and use appropriate safety equipment; report unsafe conditions immediately; be familiar with safety features and procedures for job duties. Occasionally require personal transportation to pick up replacement parts and supplies; may be on-call as needed. Requirements

Licensure/Certification/Registration

Valid driver's license and automobile insurance coverage. High School Diploma or Equivalent (College Degree or Coursework Desirable). Specialized Skills & Knowledge

Prior Maintenance Management Experience Required (vocational, technical, or trade education preferred). Ability to work on-call shifts. Experience leading maintenance teams. Owns personal tools and a reliable vehicle (driver’s license required). HVAC Certification & Experience Preferred. Plumbing, Electrical, and Carpentry skills. Knowledge of safety equipment and PPE usage as tasks dictate. Understanding of computer systems, web applications, and software. Ability to work in a fast-paced, customer-service oriented environment; work under pressure and meet deadlines; work as part of a team; flexible with the ability to work independently.
