The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the inside and exterior buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities include leading a maintenance team, handling work orders, diagnosing and repairing issues, and maintaining inventory and budget awareness. Responsibilities

Employee champion. Manage maintenance team, assist in employee evaluations, interview, hire, orient, and train new hires. Oversee all aspects of the “Make Ready” process in accordance with company policies and procedures. Respond to and complete work orders from resident requests; diagnose causes of defects and perform repairs following safety standards and code requirements. Periodically inspect work performed by staff and contractors; verify quality, maintain inventory, and assist Community Manager with budget for maintenance and capital expenses. Support cost-control programs by repairing rather than replacing parts when feasible. Stay informed of changes in technology and industry standards. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors; ensure safety and cleanliness, and report any malfunctions or injuries. Lead safety meetings, maintain documentation, and ensure compliance with safety-related laws and requirements. Address customer complaints and other tasks as assigned. Work Hours and Environment

Schedule: 40 hours per week. Typical site hours of operation may vary by site. Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements

Must be available to work on weekends when scheduled and perform essential job functions unaccompanied. Flexible schedule, including on-call during evenings, weekends, and holidays; ability to work without accompaniment. Work outdoors with exposure to weather, temperatures, and potentially hazardous conditions. Qualifications

Education and Experience: Education: High School Diploma or GED. OSHA standards and MSDS knowledge. Technical degree preferred. Supervisor experience: 1–3 years; proven ability to hire, lead, direct, evaluate, and manage subordinates. Experience: 2–3 years of apartment maintenance or equivalent. Advanced Skills: Strong communication and delivery skills to connect with people at all levels. Computer Skills: Proficiency in internet, word processing, spreadsheets, and database management; strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Licenses, Certifications, and Physical Requirements

Licenses: Valid Driver’s License. Certifications: EPA Type I & II or Universal refrigerant recycling, Certified Pool Operator (CPO) or Certified Spa and Pool Operator (CSPO), and any state/local certifications required. Physical: Ability to push/pull/lift up to 20 lbs independently and 50 lbs with assistance; frequent standing, walking, reaching, climbing, stooping, and squatting; occasional sitting and keyboard use.
