Apartment Community Seeks Expert Maintenance Supervisor – Apply Now!
Essential Staffing Solutions is looking for a dependable, hard‑working, and self‑motivated Service Maintenance Manager to lead training and development for all maintenance operations in apartment communities.
Summary The Service Manager is the lead trainer and developer for all maintenance operations. Working closely with the Branch Manager, the Service Manager is ultimately accountable for all maintenance‑related performance metrics for each team member. Overseeing and ensuring that maintenance team members address all service priorities for each community, including scheduling and completion of all service requests, make‑ready of vacant apartments, preventive maintenance, asset preservation, inventory control, curb appeal, and company policies and procedures.
Specific Duties and Responsibilities
Create and maintain relationships with the onsite team, including the office staff.
Perform site visits weekly with select team members to train, inspire, and motivate.
Keep a close pulse on each team member’s maintenance skill set.
Coach and mentor all maintenance team members through regular training, one‑on‑one instruction, and corrective discipline as needed.
Provide a weekly maintenance operation report to the Executive Leadership Team, including reporting on training recipients, route plans, and key maintenance issues.
Encourage and motivate team performance in work‑order completions, reducing callbacks, improving curb appeal, providing excellent customer service, and maintaining high make‑ready standards.
Perform quality control checks on work done by maintenance team members and provide guidance on work quality.
Be accountable for safety training and enforcement, ensuring all team members follow safety protocols.
Facilitate risk‑management training, including instructions on incident reporting, emergency plans, and site safety practices.
Create and facilitate quarterly/monthly make‑ready training, including an ESS Punch List.
Be proficient in Microsoft Office and independently use Word, Excel, and PowerPoint.
Create maintenance checklists for each position to ensure first‑day readiness.
Experience / Qualifications
Required: 1–4 years of supervisory experience in property management or a related field.
Preferred: Minimum 5 years of supervisory experience in property management.
Excellent written and verbal communication skills required.
Strong presentation skills.
Ability to cultivate long‑term client relationships.
Ability to multi‑task and manage priorities with a sense of urgency.
Proven track record of successfully completing challenging projects.
Excellent customer service.
Education / Training
Must be certified Universal or Type I and II for refrigerant recovery.
Trade school courses in HVAC, electricity, plumbing, etc., preferred.
High School Diploma or GED preferred.
Intermediate knowledge of computers, including email, web browsing, and Microsoft Office software.
Physical / Health
General good health with the ability to climb ladders, enter attics, move appliances, and perform all normal maintenance activities.
Personal grooming, dress, and appearance consistent with expectations for maintenance professionals.
