Job Responsibilities
Leads the maintenance team including: assisting with hiring, training, performance management/disciplinary action, and empowerment/career development.
Oversees maintenance tasks such as unit turns and work orders.
Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
Ensures grounds maintain a professional appearance at all times.
Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
Maintains adequate inventory of supplies.
Manages tasks within budget or seeks approval for necessary work that is over budget.
Emergency on-call is required as part of the position; delegates between self and team, as necessary.
Performs all reasonable duties as outlined by supervisor.
Strives to exceed residents’ expectations for excellent customer service.
Contributes to a positive team culture and happy resident base.
Desired Qualifications
3+ years experience in property maintenance or equivalent field
Maintenance experience in multi-family property management
Experience overseeing multi-site properties or overseeing a large team
Ability to respond to after hours emergencies, as needed
Experience leading a team
Prior experience working with a budget
Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator
Must have basic computer skills with the ability to input data and notes in English into tracking systems; Experience with Yardi
Experience with warranty work
May be asked to operate golf card/vehicle on premise; requires a valid driver's license and automobile insurance cover
Supplies their own tools
Desired Competencies
Strong attention to detail and organizational skills
Strong communication skills
Ability to complete punch walks and follow-up with construction and/or vendors
Great presentation and interaction with clients and residents
Excellent customer service skills
Physical Requirements
This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 66% - 100% of time is spent on feet and sitting at desk.
Constant need to type, write, & grasp (working at a computer and answering phones)
Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder
Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75 lbs and be on your feet a majority of the day
