Responsibilities
Manages, oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.
Reviews construction documents and familiarizes himself/herself with all project aspects necessary to construct, complete, commission and turnover project to client.
Plans, organizes and prepares reports to upper management with respect to project status and progress.
Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with City of Bakersfield departments, utility providers and Project/Contractor staff.
Manages both the project budget and schedule to meet the client’s qualitative standards; monitors monthly budget and ensures accurate reflection of project status.
Manages daily contractor activities; reviews schedules, submittals, and coordinates responses through RFIs, Construction Directives, Change Orders and Requests for Price Proposal.
Reviews substitution submittals from contractors to ensure specification and/or owner requirements are complied with.
Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve fair and reasonable price in accordance with General Conditions; addresses schedule impacts in timely manner.
Reviews the process and monitors payments for contractor, architects, engineers and other pertinent parties.
Coordinates district delivery of related fixtures, furniture and equipment.
Monitors and manages project close-out with respect to certification with City of Bakersfield (CoB) and other authorities; manages financial close out.
Perform other related duties as assigned.
Qualifications
Minimum ten (20) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction.
Five of the fifteen years should have full responsibility for coordinating complex projects with construction values in excess of $25M.
Design-Bid-Build experience.
Experience with Commissioning process.
Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
Experience with city governments during construction/design phases.
Safety and OSHA Safety Regulations (OSHA 30 minimum).
Graduation from a recognized college or university with a bachelor’s degree in Architecture, Engineering, or Construction Management.
Valid Certificate of Registration as an Architect by California Architectural Board or Professional Engineer by State Board for Professional Engineers and Land Surveyors.
Valid Construction Manager (CCM) credential by Construction Manager Certification Institute (CMCI).
Pay Range $140,000 - $155,000 per year.
Location Onsite 5 days per week in Bakersfield, CA.
