Maintenance Supervisor - Hunters Crossing

Location: Gainesville, FL Salary: $74,000 - $82,500 We’re seeking a Maintenance Supervisor to oversee and perform technical and mechanical work ensuring the property’s buildings, grounds, amenities, and common areas meet RangeWater’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities

Employee champion. Manage maintenance team and assist in employee evaluations. Interview, hire, orient, and train new hires. Oversee the Make Ready process from start to finish in accordance with company policies and procedures. Respond to resident service requests, diagnose defects, perform repairs according to policies, safety standards, and code requirements. Periodically inspect work by team members and contractors to verify quality, maintain inventory, and assist in budgeting for maintenance and capital expenses. Support cost-control initiatives by fixing rather than replacing parts when feasible. Stay informed of changes in technology and industry standards. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Provide strong customer service in interactions with Employees, Residents, Clients, and Vendors. Ensure safety, cleanliness, and appeal of the property; report mechanical/electrical malfunctions and injuries. Conduct RangeWater safety meetings and maintain required documentation to ensure compliance. Resolve customer complaints and other duties as assigned. Work Hours and Environment

Work Schedule: 40 hours per week. Site hours may vary by location. Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements

Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied. Flexible schedule including on-call evenings, weekends, and holidays; ability to work independently. Work outdoors and/or in environments with varying temperatures and conditions. Qualifications

Education and Experience: High School Diploma or GED. OSHA standards and MSDS regulations knowledge. Technical degree preferred. Supervisor experience: 1–3 years leading and managing teams. Experience: 2–3 years in apartment maintenance or equivalent. Excellent communication and delivery skills; ability to connect with people at all levels. Computer skills: internet, word processing, spreadsheet, database management; proficiency with property management software (Entrata, Yardi, and/or OneSite preferred). Licenses and Certifications: Current valid Driver’s License. EPA Type I and II or Universal refrigerant recycling certification; valid Certified Pool Operator or Certified Spa and Pool Operator; certifications as required by state/local jurisdictions. Physical and Travel Requirements: Ability to lift up to 20 pounds unaided and up to 50 pounds with assistance. Ability to stand, walk, reach, climb, stoop, and squat; occasional keyboard use. Routine local travel; non-local travel may be required for business responsibilities. Additional Information
